Circa 1874, the buildings comprising the development feature some of the most unique and dramatic lofts in all of Manhattan. This particular loft, located on the top floor of a building dating back to the 1860’s, is a spacious and grand 2 bedroom plus sleep loft, 2 full bath loft featuring ceilings that reach nearly 14 feet. Seven oversized windows run the length of its approximately 43 feet of south facing frontage, providing exceptional light and open city views in every room, something rarely found in loft conversions.

THE LOFT:

Arguably considered the most coveted loft space in the Piano Factory, the sponsor kept this unit for himself for several years after the loft conversion before finally agreeing to sell it. It was subsequently brought to an even higher level by the two principals of Rietveld Architects, a highly-acclaimed and award-winning international architectural firm, who meticulously and cleverly designed and renovated every square inch of the space over the years to bring it to its current Architectural Digest level.

After entering the proper entry foyer, one is led into the dramatic and expansive living/dining entertainment portion of the loft, which spans nearly 20 feet in width and nearly 36 feet in length toward oversized southern exposure windows, which bathe the space in natural light all day long. The ceiling height rises from approximately 12 1/2 feet at the lowest point in the dining area and approach 14 feet at the windowed wall.

The spacious chef's kitchen seamlessly opens up to the living/dining area and will impress even the most discerning cook and entertainer. It features: a 48 inch Thermador professional grade range with a double oven, 4 stove top burners, a charcoal grill as well as a griddle; a powerful 48 inch wide Thermador hood that vents to the outside; an oversized double-door Sub-Zero refrigerator/freezer; a Bosche dishwasher; a double sink; ample countertop preparation space outfitted with classic dark granite that extends into a spacious breakfast bar that comfortably seats 4 people.

The dining area of the loft, which can easily accommodate a table to seat up to 12 people, opens up to the dramatic and spacious living room area, which features custom recessed built-in bookshelves, and can easily accommodate several large pieces of furniture for ample seating and entertainment, yet still provide ample room to spare for either additional seating furniture or plenty of mix and mingle room for large entertainment gatherings. Off the living room area is an architecturally intriguing yet discrete stairway that leads to the unexpected; a cozy sleep loft for overnight guests.

Off the living area and past the open kitchen is the hallway leading to the bedrooms. Here, too, the ordinary has been cleverly transformed into the extraordinary. The door of the first bedroom has been ingeniously recessed so when it’s open, it neither juts out into the hallway nor into the bedroom, thereby wasting precious space and breaking its architecturally integrated form and function; rather it seamlessly blends into the recessed entryway of the first bedroom allowing the southern light from the bedroom to cascade out into the hallway.

The first bedroom is generously-sized and features tall ceilings, plentiful closets and two oversized southern exposure windows, bathing it with great natural light all day. The sleep loft off the living room is above this bedroom, yet because of the loft’s overall tall ceilings, the ceiling height in this bedroom is still a lofty 9 feet tall. A full marble bath off the entry foyer with a large glass enclosed shower serves this first bedroom.

At the end of the hallway is the entrance to the master bedroom suite, which is outfitted with a stunning etched and frosted transom window, clearly defining this suite to be the master chamber. This room features ceiling heights that approach 14 feet, two oversized southern exposure windows and a sumptuous en-suite marble bath. A laundry area with a full-sized washer and dryer and storage is also located outside of the master en-suite bathroom.

In addition to all of the above, this very special loft has two additional features rarely found in any loft; an attic loft space of approximately 140 SF and height of approximately 3 feet with a pull-down stairway above the 2 bathrooms and an additional attic loft space of approximately 10 SF in the sleep loft area.

THE BUILDING:

Dating back to the late 1800s, The Piano Factory building is a loft-conversion on the site of the former Wessell, Nickel & Gross Company, a piano works and soundboard factory. Today, the building is a well-established, self-managed co-op with very low monthlies, allowing pets, pied-à-terres and subletting. And yes, even pianos!

At the entry, a Romanesque Revival archway leads you to the building's iconic European style landscaped courtyard, at once leafy yet beautifully industrial. Originally serving as the factory's storage yard, today the brick-lined outdoor spaces are punctuated by striking original steel catwalks and inviting leafy seating areas. The Piano Factory complex has frequently been used for movie and television filming because of its photogenic beauty.

THE NEIGHBORHOOD:

Located in the heart of vibrant Hell's Kitchen, this home is at the center of quintessential New York living, just 2 blocks from the Theater District and the heart of Midtown. The amazing Hudson Yards and Brookfield Manhattan West developments to the south, and the Time Warner shops and Whole Foods to the north provide premier shopping, dining and entertainment, while the High Line, the Hudson River Greenway and nearby Central Park provide glorious outdoor Park space. The eclectic restaurant scene of 9th Avenue is just around the corner and legendary Restaurant Row is a block away. Transportation is unbeatable with Port Authority and Times Square providing immediate access to A/C/E, 1/2/3, N/Q/R, S and 7 trains.
