★★★★★ "John Kirkpatrick is the one you want in your corner! He helped us navigate our first home purchase 15 years ago and has handled all our San Francisco real estate needs since then. A great negotiator, John works tirelessly to make sure the deal gets done. From making sure we had the resources to handle complex financing needs to making sure our home showed in top form, John handled all aspects with the utmost professionalism and competence."- Timothy and Megan

★★★★★ "John helped us buy our first property. We were very nervous first time home buyers with very little knowledge of the entire home buying process. The first thing that John did is instill confidence in us that we were doing the right thing. He walked us through all stages of the process and assured us that the process was not as intimidating as it seemed, even when considering the high cost of real estate in SF. The process was also slow because there were multiple bidders for each home and we didn't want to overextend ourselves. John stuck with us and had the patience to allow us to make offers even on properties that he knew we didn't stand a chance of landing. Placing these somewhat futile bids, however, allowed us to figure out how the process works and we were eventually able to find our current home after a couple of months. I found John to be responsive and respectful. He has contacts all over the city and that allows him to bring an informed perspective to the home buying and selling process. I would highly recommend John to anyone looking for a real estate agent in the city. "-Kartik P.

★★★★★ "My wife and I have purchased two properties with John’s help. We hired him only after trying to work with someone recommended by a close friend. We were looking for a property that needed updating and maybe light remodeling and the timeframe of our first purchase was 2006 – the absolute height of the market. When that realtor told us that there was no such thing as a fixer in San Francisco (because “everyone” fixes everything before they list), we began looking at other realtors. We had met John at an open house previously, liked him immediately, and went back to him. John was the best. He let us do our thing (we are very hands-on), suggested alternatives that would not have occurred to us otherwise, and kept writing offers until we got what we wanted. In all, we wrote 8 offers before one was accepted. John was responsive and patient and gave us great advice. After we got our “fixer”, he really saved us money and time in recommending contractors. This was key as we were on a deadline – we moved in 2 days after the birth of our first child. Now we have 3 children and have made a second purchase through John. Again, we benefited from his counsel, appreciated his patience and were delighted that it worked out. We could not be happier with John. "-Steve D.

★★★★★ "John helped me with my first transaction on a two-unit building in 2003. I was most impressed with his professionalism and patience. One thing I truly appreciate is his proactive communication, and his strategic advice. I really wanted the two-unit building and in my eagerness, was prepared to pay way over asking. However, due to John’s astute assessment and counseling, I reluctantly followed his advice. I purchased the building at $150,000 below what I was going to pay. I could not believe my luck. John had helped me with four other transactions since. He truly looked out for my best interests. In 2005, I sold my personal residence while I was staying there. I was a very difficult person to work with. I am a neat freak and get flustered easily if a stranger sits on my couch and flattens one of my pillows. I could not get used to strangers trudging through my spotless home with their filthy shoes. I insisted that he get everyone to remove their shoes prior to entering my home. He received a lot of rude and nasty comments by visitors and some left. I was there to listen to all the nasty comments. He smiled through all the nasty verbal abuse but was persistent in carrying out my unreasonable request. One of the visitors who came to my open house was a prominent newscaster and his friend. On the way out, his friend lost his extremely expensive sports shoes. The next day, John delivered a check to the newscaster to pay for the shoes. The newscaster was most impressed with his action. John is not just a Realtor®, he is a “one-stop-shop” mini-project manager. He provided me with a cleaning crew, hauling, staging adviser, movers, and handyman to help me get my properties ready when I was ready to sell. John also exhibits kindness. There was a time when he took me to view a home. An elderly lady fell down the stairs and just lied on the ground. The listing agent froze and did nothing. All other visitors just stood back, even the old lady’s family. John immediately went over to check on the lady and carried her to the car. The family of this lady was most grateful. John is definitely not your typical Realtor® who is only focused on closing the transaction and run. He is definitely my go-to adviser for all my real estate investments!"-Ayn K.

★★★★★ "Working with John was wonderful. He’s professional, knowledgeable and understands the SF real estate market. He provided good suggestions around the marketing, staging, and timing of listing our property. We had almost 10 offers (all over ask) and went into contract in less than a week. We’re extremely pleased with John and will be working with him to sell our other property."-Jennifer M.

★★★★★ "I have known John for years as one of the top realtors in San Francisco. I have worked both with his clients and with those on the opposite side of deals with his clients. I had the opportunity to work with John myself last year, and he was terrific. I am a San Francisco attorney. I was representing a trust that owned a partial interest in a rental property. All parties decided they wanted to sell, but one of the parties decided that she was entitled to a greater share of the sale proceeds than her percentage share of ownership of the property warranted — the proverbial partner from hell. Litigation resulted, and the court ultimately ordered the property sold. The only problem was that the parties couldn’t agree upon a realtor but also didn’t want the court making the appointment. I was reluctant to ask John to become involved due to all of the acrimony among the parties. However, John told me he was game and would give it a try. Amazingly, after John interviewed with all of the parties, they all agreed to list the property with him. From that date forward, the real estate transaction proceeded as if there had never been problems. Even the partner from hell agreed to accept her rightful percentage share of the sale proceeds. I’m not sure how John was able to pull this off. What was apparent, though, was that all of the parties had tremendous trust in John. For my money, if John could make this deal work, he could make any deal work. I give John the highest of recommendations."-Tom L.

★★★★★ "We siblings sadly had to sell our family home of 50+ years. Our neighbor recommended Realtor® John Kirkpatrick to us, as we needed someone kind, personable and professional. Mr. Kirkpatrick was that and more. He was interested in and had respect for our 100-year-old home and also extensive knowledge of the neighborhood’s unique history. He walked with us through the whole process and smoothly facilitated the sale to just the right family in a remarkably short time. John is a true renaissance man and I would most definitely recommend him to anyone. Thanks, John!"-Suzy P.

★★★★★ "As sellers of our parent’s family home, we interviewed several agents and selected John Kirkpatrick based on his vast knowledge of the neighborhood, his marketing plan, his track record, and his personality. We are quite pleased with the result. The first time we called John he came to the house and met with us within 30 minutes of our phone call. Completely unprepared for this meeting with 4 members of our family, he was able to recite recent comps, advised us of a suggested listing price and as his best guess, actually nailed the amount of the final sale price. He also estimated that the total time to expect from listing to close of escrow would be about 6 weeks. As it turned out, it was exactly 6 weeks. He clearly understands this market! He advised us to stage the home by rearranging our existing furniture and made other suggestions to keep our pre-sale costs to an absolute minimum. John promised and never fell short of daily communication and outstanding customer service throughout the sales process. Our home was on the market for two and one-half weeks and received seven offers, all above asking price. The offer we accepted was $85K over asking price with no contingencies. We would recommend John to our friends and family without hesitation."-Deb and Ken V.

★★★★★ "John helped my husband and I do a very tricky 1031 tax exchange deal with the sale of our New York City co-operative apartment (NY uses only lawyers to do real estate deals, no title companies) and our purchase of a single-family house in San Francisco. Not only did John help us with negotiating with the NY Agent for the buyer, our New York lawyer, the 1031 National Company, the SF Title Company, and the Los Angeles lawyer working for a family Estate, but also, he did it with humor, grace, and efficiency. I have recommended John to several friends here in San Francisco who have bought and sold properties with him. He is straightforward, honest, effective and very knowledgeable about the market. He is also very well regarded by his professional colleagues in San Francisco, which really helps his clients during the deal-making process."-Valerie J.

★★★★★ "When a neighbor’s house in San Francisco sold, I called John about the selling price on a late Sunday afternoon. I couldn’t believe it when he actually came over to our house to discuss the value of our house then. On a Monday he came over for us to sign the papers and a few hours later I heard a pounding in our front yard. They were already putting up the For Sale sign. I was impressed. He had one of his team members go through the house and advise on how to stage it and then they took the pictures. The house basically sold at the open house because a lady said she wanted it at that time. Three days later after multiple bids, the house was sold at an extreme profit. I have never seen an agent work so fast and so professionally. We are so grateful/thankful to have met John and had him for our agent."-Rochelle W.

★★★★★ "John is a specialist and expert in our neighborhood. We spoke with him some years before we were actually ready to put our home on the market and were impressed with his knowledge. He stayed in touch and we were able to track his success, so when the time came, he was definitely the go-to guy and we were quite satisfied with the results."-Mary R.
