As is with not doing much to the house I think you net around $4m off-market. I know the online estimates are a little higher but the comps show things that go into the $4m range the homes are either ewer, or they have substantial views. I think if we invest $50-75k you'll get a massive return of investment. There's a good chance we could like around $4.2-4.3 and sell over asking.
