This is a short sale and all terms and conditions are subject to lien holder's approval. Three burners on cook top do not turn on or shut properly. The tiles on shower wall & the Framing are damaged & need to be repaired. The floors are uneven & Doors are not self-closing, nor sticking at frame, possible slab issues. The furnace is old, rusted and considered a safety issue. The supply duct pipe is damaged in the attic causing Energy loss. The roof is old and needs to be replaced due to visible stains... from water leak found on the ridge board and around the "common board". The main panel outside has Several circuit breakers that need labels. At least six outlets need to be replaced with a "three-prong" GFCI where water is present. The water heater valve is PVC material (not allowed for hot water) needs to be replaced. This is a safety issue and a licensed plumber should repair or replace as needed. Extender pipe is not installed with proper pipe. There is no carbon monoxide detector found in home. The Stucco coating at the exterior walls in damaged or loose areas need repair with more tar. Further deterioration can occur if not corrected because of the extent of damage, it is possible for some framing to be deteriorated as well. All fascia boards eaves and corner boards at eave on the exterior in areas are deteriorated. A gap between the fascia and roof sheathing exists which allows insects or bees to enter attic. A licensed contractor is recommended for all repairs.
