Condo looks out with full ocean-front deck. Watch the sunset every night. Neskowin Creek runs directly in front of the unit and meets with Hawk Creek just to the North where they merge and run out to the Pacific at Proposal Rock. The sand-bed creeks move every winter with the storms so its always a new view each spring and the tide swells the creek multiple times a day. The sun sets to the right of the rock in the summer and to the left in the winter so you really get to feel the seasons. There's nothing blocking your panoramic view of the ever-changing beauty of the beach. Beach access is either a short walk to the north or in the summer (Memorial Day-Labor Day) there is a bridge that extends down to the beach for direct access from the building next door (gated access and you get a key as an owner). Here's the basic rundown on fractional ownership: the condo is divided into 12 deeds. I own 2 of the 12 (2/12) rotations that are back-to-back for a 2-week stretch, and am selling 1 or possibly both shares. You get 1/12 per share of the time which works out to 1 week/quarter; this unit is on an A-L rotation and I currently have rotations G+H (so every 12 weeks rotation G comes back up... 4x/year; once each season). Because there are 52 weeks/year, and only 48 rotations, your time will shift forward approximately 1 month/year so if you have mid-August this year, expect mid-July next year, and mid-June the following, etc. It works out well that you will eventually see every season, every holiday weekend, every community event. Owners are also free to swap their time in the unit or with other units in the building. Each week starts on a Friday at 4pm and ends on a Friday at 11am so you start with the weekend and move into the week. This unit is fully furnished with everything you need to enjoy your week at the beach--just bring your personal items. No smoking and no pets allowed per HOA rules. Monthly fees of $130/month cover ALL regular expenses for the unit (taxes, insurance, utilities, etc). Furniture, remodeling, etc is paid by special assessment. This condo is in a building of 5 attached condos so there is an HOA for the building and each unit is represented on the HOA. This unit is managed by Grey Fox and they provide support while you are there and cleaning when you are not. The unit is cleaned EVERY Friday and when you check in with Grey Fox you pay your $75 cleaning fee up front. Its really that easy--send in your $130/month to the HOA and pay $75 when you show up. So for $1860/year you get 4 full weeks in this amazing condo--thats less than you would pay to rent another house (not oceanfront) for a week in Neskowin. And eventually if you decide to move on you can sell your share at the market price because its an actual deed (not a credit or time-share). Please email with any questions. Grey Fox can show this condo during our owner time (which happens to be now-Thanksgiving) or on Friday's between owners, while it's being cleaned. If you have never bought/sold by owner in Oregon its really easy--the title company does all the work. We will sign an earnest money agreement and deposit earnest money with the title company; they will do a title search and transfer title on full payment. Fortunately I've done this before multiple times and never had an issue.
