September typically brings a brief, but very active period of high activity after a bit of a summer loll.  We're seeing that right now as the market is extremely active with high demand creating multiple offers and well-priced homes selling within days of hitting the market.  We'll have numbers to report at the end of November, when the holiday season slowdown typically begins.  

The primary factors impacting the market since Spring 2020 include: 

Abnormally high household movement occurred due to pandemic-related reasons.  Work-from-home propelled renters to buy and homeowners to find homes with more space.    

New wealth emerged as the financial markets and home values soared. 

Interest rates reached historic lows, reducing home costs and motivating prospective buyers to jump into the real estate market.

Demographic shift occurred in the Bay Area as an out migration of less educated/less affluent residents and influx of more educated/higher income individuals created robust demand among higher priced homes.
