Monthly Market Update

The San Diego market continues to remain very strong going into the Autumn Market.


Median home price jumped +16% to $655,000 in September- a new record, beating August's record of $650,000.  The appreciation in the market continues to be driven as a result of record high demand against the backdrop of record low inventory, fueled by record low mortgage rates.


The average market time of 22 days is also a record low for this time of the year and is indicative of a HOT SELLER'S MARKET.



Single family homes soared +17% to a median price of $753,000 while condos/townhomes were up +15% to $491,000.  


All market segments are considered competitive, inclusive of the luxury market under $4M.  The under $1M market continues to be the most competitive with around 70% of the demand vying for the 50% of the inventory available.


Looking ahead, we are seeing demand starting to drop off, which is expected for this time of the year.  It will continue to slow down as we head into the holidays.  However, we are also seeing the number of new listings coming to market also dropping off.  This will keep the ratio of supply to demand unchanged, maintaining the competitive environment we are facing.  With mortgage rates currently forecast to remain low, we expect this market to remain strong and competitive well into 2021.


Homeowners:  If you are considering selling, this continues to be a great time to do so.  We are in need of inventory.


Buyers:  Don't fret.  With mortgage rates at this level, you are still going to have a lower monthly payment NOW than you would have last year. This is still an advantageous time to buy a home.
