Open Houses are BACK!  
After a year defined by virtual everything, in person open houses are back!  Appointments for showings are no longer necessary, but visitors are required to sign in (as per the California Association of Realtors) for contract tracing purposes.  Be prepared with a mask, least for the time being!  

Lack of inventory, increasing prices, and multiple offers continue to dominate the real estate conversation as we are seeing double digit price increases for both median home price and price per square foot in the Stanford Circle market.

We anticipate summer travel patterns will determine market activity in Q3. If things return to pre-Covid levels, real estate will likely follow more a more traditional pattern of reduced activity in the summer and a burst in the fall.  Market activity in 2020 did not follow this pattern however - after the initial pandemic shutdown, the market rebounded and never stopped climbing!
