O'ahu Single-Family Home Sales Increase Heading Into Summer

June 2026 Oahu Real Estate Market Update: interest rates are still hovering at about 6.49% and went back up from the start of the year due to the war in the Middle East and the 10-year treasury sliding as the Feds rethink rate cuts. It's not affecting prices as much on Oahu because it's making sellers hold onto their low interest rate property and keeping inventory very low. Single-family homes are still a pretty strong sellers market because buyers are wanting more control over their property as condos slide towards buyer market territory with rising maintenance fees. Last Month Sale Stats

Highlights from our May Monthly Statistics Report:

  • Properties priced at $500,000 and below accounted for 157 sales in May and 823 year-to-date, with 1,193 active listings available in that price range.

  • Buyer activity remained stronger than a year ago, with pending sales increasing 8.8% in the single-family home market and 7.0% in the condo market.

  • Thirty-five percent of single-family home sales closed above the original asking price, compared to 29% a year ago. In the condo market, 9% of sales closed above asking price, down from 11% last May.

  • Single-family homes spent a median of 13 days on market in May, down from 21 days a year ago, while condo median days on market increased from 39 to 43 days.

  • New listings for single-family homes increased 3.3% year-over-year from 392 to 405 listings. Condo new listings dipped 1.5% from 688 to 678 listings.

  • Active inventory remained below 2025 levels in both markets, down 10.8% for single-family homes and 6.6% for condos.

New Project: Mahana at Ward Village

Mahana at Ward Village is the 12th proposed condominium tower by Howard Hughes within its 60-acre master-planned Ward Village community. The project is expected to offer some of the most accessible pricing in the neighborhood, making it an attractive entry point for buyers. Historically, condominium pricing throughout Ward Village tends to decrease as distance from the ocean increases, and Mahana is expected to follow that trend.

It's a 4 bed 2 bath home with 1,511 sqft of living, on a 10,028 sqft lot. How was I able to beat out 8 other offers, many of them cash, when my buyer had to use financing to purchase this home? It all comes down to the terms of the purchase contract.

It's a 4 bed 4 bath home with 2,554 ft² of living on 8630 ft² beachfront lot on the Leeward Coast of the west side of Oahu. How was I able to get my seller full asking after the property was on the market for quite some time?

Just SOLD 1758 Mikahala Way in Wilhelmina to My Buyers for $1.7M!

I was able to beat out 4 other offers and secure it for my buyers for $99,000 below original asking and $1,000 above current asking. Besides bringing in a strong offer, we focused on terms that would be friendly to the seller and show them how motivated we were to close. Sure enough closed without asking for any additional credits.
