| What an amazing Colorado winter!? Amanda and I have been busy recovering from knee surgeries while chasing 3 little ones around (more like limping after them). It's a time to remember all that we're blessed with and I want to encourage you to look around at everything you have. After all, living a happy life is about perspective! |

Where do I start? Let's take a look at the obvious and see just how different it is than we expected. To begin with, January 2026 had a 152.55% increase in 'New Listings!' Sounds like a big number right? Well, when we look at last January (2025), there was still a 135.43% increase. These are both in comparison to the month prior. What that tells us is that homes which didn't sell in November/December (or before), were taken off the market and re-listed once the new year came around, along with those who waited through the holiday season to list their homes.
Comparing other metrics from January 2026 to January 2025, we see that prices held pretty steady considering how many homes were expired in 2025 (about 15,000). In the past 12 months, there was a 1% decrease in the closed price of a home.
What stands out to me is a 47.19% increase in Pending Sales, which means these homes which went under contract (Pending) will be 'Closed Sales' when we see next months' stats. The market certainly isn't roaring right now, but we are starting to see things pick up as we move toward spring. |
| | Since the middle of 2022, we've seen a leveling off of home values & closed prices. 3 1/2 years ago we started experiencing rapid inflation, increased interest rates, property taxes shooting up and some were saying it was the start of a housing crash while others said to just wait a few months and rates would head back into the 3's. Neither was correct, we have experienced 3 1/2 years of a pretty stagnant market. The question is, how long will that last?
I believe we're starting to see the light at the end of the tunnel as interest rates fell to the lowest levels since 2022 just in the past few days.
So, where does it leave us now? A new Fed chair is coming in May, the Supreme Court just ruled against Trump regarding tariffs, and we have a mid-term election at the end of the year. All things that are likely to play a positive role for exiting this stagnant cycle we've been experiencing since 2022. |

| Have you ever read a book, related to it, but then had a hard time articulating why it resonates with you so much when somebody asks? That's probably my story when it comes to investing (investing in anything). At the closing table of my first home purchase, many moons ago, my realtor gave me Rich Dad Poor Dad, probably thinking it would collect dust. Instead I cracked it open and the journey begin. Disclosure: this has nothing to do with my Dad, he was brilliant as a banker for 40 years! But rather, it reinforced so many lessons I had been taught and gave me new insight on how to exit the Rat Race (read the book and that term will make sense).
As a new section of my newsletter for the next few months, I want to share with you some books that I have used to build my real estate portfolio. If you've worked with me before, you've probably heard me talk about Robert Kiyosaki. For the next few months, I'll be providing some of the more impactful books that I've read and applied. My hope is that you can learn from those who have been through it; avoid some mistakes, and educate yourself to prepare for a wonderful future.
