| Welcome to the October edition of our Wine Country Real Estate newsletter. The month of spook-tacular surprises, cozy sweaters, and pumpkin spice everything! We're falling for all things autumn in this edition of our newsletter. Get ready for some 'boo-tiful' updates, 'gourd'-eous stories, and 'witch'-ful thinking as we navigate through this enchanting October together! The 2023 harvest has been unusual, with the grape pick lagging nearly a month behind last year. Vintners are comparing this year to 2019, another rainy year with cool temperatures. The slower, cooler growing season allows wineries to pick grapes at the perfect time in their development. The flavors of this year's grapes are promising, and there are high hopes for the prospect of a vibrant and banner vintage year. How's the market? Economic indicators have been challenging since the fall selling season began: interest rates have continued to rise through early October and stock markets have generally continued to fall from mid-summer, YTD highs. The country faced yet another threat of a federal government showdown, which happily didn't occur, but, unbelievably, another such crisis may soon confront us. Investment markets remain volatile and hard to predict, often reacting negatively to positive economic news (such as employment numbers) as they wait for new inflation numbers and try to parse the possible reaction of the Fed. Any definitive impacts on real estate markets of these recent developments won't substantially show up until Q4 data begins to become available. In the meantime, the Sonoma County Q3 median house sales price was up about 3% from Q3 2022. The number of new listings continues to decline from its spring peak. Year over year, the total number of home sales in Q3 was down about 15%, while home sales of $2 million+ was about the same as last year.
