| A DIZZYING SUMMER ... AND FALL 09.29.2024 |
| | To my friends, family, my people: If I haven't answered your calls this summer or been slow to respond, I'm sorry... it's because we've been really, really busy. The past four months have been the most eventful real estate period since my start in 2019. 13 transactions, 25 unique humans/clients, more than $15,000,000 in activity with more on the way. I'm proud of the work we've done this season. Here are some of my favorite transactions from the summer.
A note to new subscribers: Welcome! Thank you for joining The Riff. I am Micheal Kahler and I'm a real estate broker (I prefer "advisor") at Compass. I'm based in New York City and I love what I do. My aim with The Riff is to be informative, thoughtful, simplify the complex, and be a resource for all things housing, real estate, NYC and beyond. (We have a little fun too). Please don't hesitate to reach out with questions, feedback or fodder. Let's chop it up. I hope you enjoy.

| This level of activity isn’t just happening to me; it reflects broader market trends. Inventory is slowly increasing, and with more relief on interest rates expected, we’ll likely see more options available—though that means more competition. There are opportunities out there. I call them "situational deals." "Situational deals" can be a goldmine if you know where to look and are willing to act decisively. Staying proactive—monitoring the data and leveraging your advisors—will put you ahead of the competition. Waiting for external factors to play out often leads to missed opportunities. It’s all about the balance between patience and action in this shifting landscape.
