| It's March, so let's talk about February.... by the numbers. And the name of the game right now is Buyers are back and out shopping but Sellers are approaching this market with some trepidation. Now in Manhattan our inventory is down by 2.8%. But contracts signed are up 18.3%, largely driven by Coops which are up 29.1%. Condos are up as well but not by nearly as much. Just 5.2%. Now, Brooklyn inventory remains flat as has been the last several months. Up just 1%. But Contracts signed are still up 7.5% driven largely by Condos which are up 18.8% and Coops up just 4.6%. Houses are actually down 1.1% with new contracts signed since this time last month. And in Queens inventory is remaining pretty flat. It's up just .1% or 5 listings in all of Queens. But Contracts are still up 10.8%, driven by Coops which are up 25.4%. And Condos up just 6%. Houses are actually down by almost 2%. So, the Buyers are out there buying. The question is, are the Sellers going to sell? |
