after several years of fierce competition, metro denver has pivoted into a buyer’s market — according to denverite, about 4,000 sales were closed in may, even as nearly 7,300 new homes hit the market, according to the denver metro association of realtors. simultaneously, unsold listings in denver hit their highest levels in over a decade, with nearly 13,600 homes on the market.
what’s driving this shift? surge in listings: although we really do not know exactly why, many homeowners are entering the market, whether relocating, downsizing or reevaluating finances, causing inventory to soar. high borrowing costs: with mortgage rates hovering near 6.5 - 7%, many buyers are delaying or expanding their search. cooling price growth: the median home value in denver is holding at about $585,000–$590,000, only slightly tempered from its peak.
what this means for buyers? real negotiating power: nearly half the homes in denver now sell below or at listing price — buyers are in the driver’s seat. more choice + less pressure: with hundreds more listings than buyers, you potentially can afford to take a little more time to explore desired neighborhoods. incentives may emerge: the increase in inventory offers buyers more choices + potentially reduces intense bidding wars.
tips for denver buyers get pre-approved before you start touring: be ready to move when you find the right place. be strategic with offers: homes that have been on market for 30+ days — these often have room for negotiation. depending on the neighborhood, have that conversation with your agent. flex on timing: sellers listing in mid-to-end summertime may be more motivated to wrap up deals quickly to move on.
what about sellers? it’s a different ballgame... pricing accuracy is key: overpricing can lead to sitting unsold — aligning with current market comps is crucial. this is a market to be strategic + decide if you are willing to sit on the market longer than you usually would have with current conditions. presentation matters more: stand out with staging, which is probably where your home can make the difference in an offer versus your competition. buyers want a move-in ready home more than ever before. take professional photos + offer flexible showing schedules. consider being prepared: inspections will definitely be important + buyers will want the home to be in move-in condition. so why not get prepared ahead of the game?
bottom line denver’s market swing toward buyers doesn’t signal disaster — it signals opportunity. for buyers, it’s a chance to act strategically + confidently. for sellers, it’s a time to adjust, optimize + be proactive. those willing to adapt will thrive. |
