Kona Market Update June 2025

Kona Single Family Home Market Insights

The median price for single-family homes in Kailua Kona is at the same level as a year ago, but declined 6.5% month-over-month to $1.3 M. While inventory has remained steady since May, it is 36% higher YoY, and demand has dropped 35% YoY. With a 4.5-month supply, the market holds in neutral market territory. Homes are taking slightly longer to sell, now averaging 23 days on market for sold homes. Notably, there is only one pending sale above $2.5M (our listing!), marking the slowest luxury activity since 2020-a critical sector to monitor closely this summer.


Kona Condo Market Insights

Condo prices dipped compared to last month but remain 2.3% higher YoY, with a current median of $665K. The number of transactions is down 14% YoY, while inventory has surged nearly 98%, nearing pre-pandemic levels. Although pending sales are up YoY, they declined from May, and the 7.0-month supply clearly places the market in buyer market territory. With days on market jumping to 51 days, condos are taking significantly longer to sell, over +155% YoY.

A classic case of oversupply. Prices are still up (for now), but falling pendings suggest softening ahead.


Mauna Lani Resort Condos

The only resort area with rising pendings—buyers are active, but clearly price-conscious.


Mauna Kea Resort Condos

A boutique market. A few high-end closings skew the data. Luxury buyers still play here, but in lower volume.
