Hello Friends,
The Spring housing market is here and in full swing—and despite some market uncertainty chiefly around tariffs, the DC area continues to remain resilient. The R Collective team has kicked off the quarter strong with four new listings and two buyers under contract this week alone. By preparing our buyer on how to win in this market, their offer was the winning offer above eight very competitive offers.
In fact, momentum is still strong in spite of some of the uncertainty caused by some of the financial headlines. What does this mean for you? It seems that the real estate market could start shifting from a seller's market to a buyer’s market, which means more inventory and better pricing for buyers. For buyers that have been sitting on the sidelines, it will be a great time to be opportunistic as mortgage rates are at a 6-month low, which has increased their purchasing power. We have certainly seen more buyers enter the market hoping to capitalize on potential opportunity. It also underscores the critical point that timing the market almost never works for buyers, and even sellers.
If you’ve been on the fence about making a move, now is the moment to act. With pricing stability the conditions are lining up perfectly for buyers ready to take the next step.
Whether you're eyeing your first purchase, upgrading your space, or investing strategically—this “window” we are seeing may give you a rare edge. But like all great windows, this one won’t stay open forever...
From our home to yours, |
| | | | As we move into the spring months, it's anticipated that more homeowners will list their properties, potentially easing some of the inventory constraints. However, demand continues to outpace supply, leading to sustained competition among buyers. |

What We're Watching: S6 Handmaid's Tale |
| | After a two-and-a-half-year hiatus, June Osborne returns for the final season of Hulu's The Handmaid’s Tale. Based on Margaret Atwood’s novel, the story is set in a dystopian America overtaken by a theocratic regime called the Republic of Gilead, where women’s rights are stripped away and many are forced into servitude as “Handmaids.”
This season, June is determined to dismantle Gilead and rescue her daughter, who was taken from her as a child. The final chapter of her journey "underscores the power of hope, courage, solidarity, and resilience in the fight for justice and freedom." We're hooked! |
