| | Amanda, Leo, Grace, and I welcomed the newest addition to the Carey household on May 6: Ava Rose Carey. Thankfully, everything went incredibly well and both Amanda and Ava are doing amazing. Grace and Leo have embraced brother & sisterhood like champs! |

Wow, from March to April we saw a jump in Active Listings from 9,764 to 11,964! So far this year, the story has turned out to be Inventory. We've had a crazy few years and many homeowners have sat on the sidelines waiting to sell their homes, well the tides may be shifting. In 2020-2021 we had Covid, in 2022 we had a contraction year in the economy (along with many scary news headlines throughout the world), in 2023 we saw property taxes skyrocket and interest rates elevated quicker than anytime in decades, and in 2024 interest rates stayed elevated while we had a contentious presidential election.
Fast-forward to present day and things are starting to balance out. As can be often applied, things are usually not as bad as first thought. Inflation is continuing it's downward trend, economic factors are looking up, the stock market has rebounded incredibly well (hope you didn't sell your stocks), and J. Powell is getting a lot of pressure to lower interest rates.
While we are seeing Active Listings at record numbers (since 2012), we also see an increase in the median closed price of 1.51% compared to last month. Given that prices have stayed fairly steady, it would suggest a balancing in the market. |
| | A notable 18% increase in new listings compared to last year gives buyers more options. At the same time, a 5% increase in pending contracts year-over-year shows that buyers remain active and ready to make offers.
At the end of the day, we are living in a market where if you are selling a home, you need to make sure it's Market Ready. Let me say that again: MARKET READY!
There's a reputation that the Denver Real Estate Market has generated over the past 10-15 years that "any house will sell and it will sell fast (and as-is)." That is no longer true, but some homeowners are stuck in the past. Your home needs to be presented to the market well and priced accordingly, otherwise don't be surprised if you sit for a while and experience multiple price-drops.
