Aloha December!

Aloha Friends and Neighbors,


And that's a wrap on 2025! Not gonna lie, it wasn't my absolute favorite year but there were lots of favorite moments along the way.


From backpacking to Holua Cabin in Haleakalā Crater to a family-filled trip through Ireland and Portugal, to making it to sectionals on Oahu with my tennis league, there were some memorable adventures this year. Add in exploring new hobbies like free-diving, sourdough, and jewelry making - and spending time with longtime and new clients across the island - there was a lot to be grateful for.


A little housekeeping as we close out the year:


If you're a full-time Maui resident, or if you long-term rent your property to tenants, don't forget to apply for the appropriate property tax exemption before the end of 2025. You can take care of both of these online here.


On the policy front, the Maui County Council voted Monday to pass Bill 9, which will phase out short-term rentals in apartment-zones. For better or worse, this is at the very least a helpful jumping-off point after a year and a half of uncertainty. That being said, this is far from final. The Council will now turn it's attention to the Temporary Investigative Group (TIG) recommendations when they meet Friday, December 19th. I expect it won't be long before we see legal challenges as well.

Maui Market Update

Single-family homes: The median sales price settled at $1,150,000, down 11.5% year over year. Inventory expanded by 22.8%, and months of supply jumped 40.7%, signaling a slower market with noticeably more options for buyers. Homes are taking slightly longer to sell, reflecting a change from the quick pace of previous years.


Condos: The median sales price declined 19% to $595,000, while inventory rose 23%. Days on market increased more than 20%, and months of supply climbed 38.4%, placing more power in the hands of buyers.


What this means for you: While buyers have more leverage right now, sellers can still find success with the right pricing and presentation.
