IS REAL ESTATE MARKETING REALLY THAT IMPORTANT?

Yes! I was reminded of this when I came home to a mailer in my building from another agent yesterday. A neighbor had left it for me with a short note saying, “Thank God for the beautiful way you market our glorious building.” I was highly flattered because it was meant as a clear comparison to this letter. 


This mailer was a color-printed “show sheet” with a typed form letter, not-so-carefully folded up and stuffed in a white, letter-sized envelope. Not what I would expect for a multi-million-dollar luxury apartment! It immediately reminded me of the book "What Got You Here Won’t Get You There" by Marshall Goldsmith.


One of the key takeaways from that book is that evolving and growing are essential qualities for business leaders in any field (marketing and real estate included!). When I first started in the business 17 years ago, I too was stuffing white envelopes with mailers—but mostly due to budgetary constraints. I quickly evolved into more progressive marketing and have continued to do so every year since! Like any industry, one must evolve from the stuffed white envelope or its equivalent or fade away. Our consumers deserve it, and I know my clients will get it!


Do most agents love spending money on advertising and marketing? Probably not! But I do—because it makes me feel proud of my brand and the properties I represent. So, tossing aside the white, stuffed envelope (literally and figuratively), I want to briefly share what I do for my listings:


• The printed show sheets are replaced with a bespoke, custom, high-gloss brochure to present to neighbors and prospective buyers.


• We also blanket the entire city with an equally stylish and professional mailing piece created by our designated marketing department at Compass. My marketing manager hails from the halls of Vogue magazine—she has serious style and taste!


• Our mailers feature stunning photography captured by only the best NYC real estate photographers. Of course, we include a perfectly measured floor plan that highlights the layout while enhancing the best features and proportions. (The mailer I received yesterday made a very large apartment look small and narrow!)


• Included in our brochure is a QR code that takes viewers to a professionally produced video of the apartment—created by a real video crew! The video serves as an asset for extensive and cutting-edge digital marketing tactics, including round-the-clock daily ads running on all social platforms, including YouTube, where our videos get thousands of views per week! These ads will run until your property is sold!


• We cover the basics with weekly email blasts to the entire brokerage community and online advertising across 40 different websites.


• We top it off by running regular full-page ads in Hamptons Magazine, The New Yorker, and Architectural Digest. Our Condé Nast advertising package also includes specialized digital ads and email blasts to their audience and customer lists.


There is so much more that we do—but I’m not just stressing quantity, I’m emphasizing quality. Your property, regardless of its price point, deserves to be shown in the best light and should reflect the highest standards available. Luckily, my resources at Compass are extensive, cutting-edge, and stylish, making it easy and efficient to achieve the best results.

For both of those experiences, you'll have to fill out an application and wait for word on whether you've been selected.


As for vow renewals, you can re-commit to your longtime lover in a group ceremony on the Red Steps. The vow renewal experience is free and open to all. In particular, the Times Square Alliance welcomes "lovers and partners whose bonds bridge boundaries, be they religious, political, racial, or regional." The vow renewal ceremony begins at 6pm and will conclude by 6:30pm, giving you plenty of time to get a romantic dinner afterward. Be sure to register in advance here.

Meet Schmutzie, a champion show dog and West Village resident

More than 2,500 of the world’s most talented and beautiful purebred dogs will descend on Midtown to compete for the title of Best in Show at the 149th annual Westminster Kennel Club Dog Show, which starts on Saturday.


West Village resident Schmutzie the Samoyed, a cloud-like herding dog and one of just 26 pups from New York City, will be among the competitors vying for the title this year.


It’ll be her fourth time at Westminster, and she has no apparent apprehensions going into the event. When asked about her hopes and dreams, Schmutzie walked in a semicircle, sat down and, moments later, lay down under a table at Google’s Chelsea headquarters, where her owner software engineer Michael Matloob works.


Matloob explained Schmutzie's mindset going into the competition.


“She’s like, ‘Oh, I’m going to get pet in weird ways by this judge. And then I’m gonna run back and forth. And there are going to be a lot of other dogs that look like me,’” he said. “That’s what it is to her.”


While Schmutzie's place in the purebred pantheon may be beyond her comprehension, she has been destined for the stage since birth.
