Stoop Scoop

It's August. Anyone home?

Anyone in town to enjoy this weather? It's August in DC!  Parking spaces galore, reservations available (even at Rose’s)…and people are moving a little slower, chatting a little longer at the parks and Eastern Market.

It's lovely.

And the D.C. real estate scene has been buzzing with activity. We've seen a nice bump in our forever tight home inventory, up by 22.7%, thanks in part to some folks moving on (by choice or not), from government and other gigs. Even with a few more homes to choose from, prices are holding steady with the average right around a cool $700,000. Buyers have more options and a bit more say in negotiations, making it an exciting time to dive into the market.

Of course, each DC metro neighborhood has its own flavor, and is its own real estate microcosm! Don't worry - we have our fingers on the pulse on them all and are happy to share what's up in your neck of the woods. Keep an eye out for more updates as fall unfolds - and be sure to save Sept 5 to join us for a JPM Happy Hour!

Enjoy the rest of the summer!

DC Council Approves Improved Commanders Stadium Deal

The DC Council has approved a transformative redevelopment plan for the RFK campus, including a new stadium for the Washington Commanders. After significant changes, the deal now features a focus on public transit with plans for a future Metro station and a $20 million transit fund. Environmental commitments include LEED Platinum standards and protections for the Anacostia River. The agreement enhances affordable housing commitments and promises over 14,000 jobs, secured through labor agreements.

The Fields at RFK will remain open, safeguarding community spaces during construction.

Ward 6 will benefit from prioritized local business involvement and community fund oversight.

The final vote is set for September 17, aiming to unlock the full potential of the 180-acre site with new homes, businesses, and improved community infrastructure.

How can COMPASS Private Exclusives help our Buyers & Sellers?

We often work with Sellers who would like to sell, but perhaps they have reasons they'd like to keep their listing more private, or they have 2 kids and a dog and their house is not quite ready for "prime time." Presenting a limited listing in PX to vetted COMPASS Buyers who recognize that they are getting an early bite the apple can be a great way to make a buy/sell match. It can be an alternative, or a stepping stone to a public listing, and a way to collect info and feedback while getting the house ready to list publicly. Negative insights like Days on Market and price drops are not shown in PX like they are in Bright MLS, so no harm no foul if Sellers edit listings along the way.

For Buyers, there is an exciting amount of inventory coming on the market in upcoming weeks and months! We might know of a home that Sellers choose to market privately, or are open to showing early to our vetted COMPASS Buyers. This is an advantage which only signed COMPASS Buyer clients have access to. We are happy to discuss this opportunity with you and your friends and family!

Also... Did you know that Zillow no longer displays all public listings? That means real home listings — one that could be the perfect fit — might be missing from your Zillow search results entirely.

When you work with Jeanne Phil Meg Team you’ll see the full market, including listings Zillow and Bright MLS won’t show. With over 1 million homes currently for sale across the country and the market always shifting, now is the best time to expand your search, not limit it.

Collections

Collections is a tool we use to share a curated, visually-pleasing group of listings with our clients. Every month we set up new public listings as a collection so we keep our clients up to date on any new listings that have popped up. Check them out below and EMAIL us to discuss how we can help you find the home of your dreams!
