Hello,

February

Happy Valentine's Day and Happy February. I have to be honest, my husband and I don't really do Valentine's Day celebrations. But we do watch the Super Bowl, and we are looking forward to it.

Latest Market Report

What is the Latest for Santa Cruz County?

Santa Cruz County starts 2026 with renewed buyer momentum as mortgage rates hover near 6.16%, close to a two-year low. Lower rates are bringing buyers back into the market earlier than usual.

In 2025, the market remained stable: median prices held steady, total sales rose about 8%, and luxury sales increased significantly, supported by strong stock market performance and Silicon Valley demand.

As is typical for January, buyer demand currently exceeds new listings, setting the stage for a more competitive spring market if conditions remain stable.

Key takeaways:

  • Buyers are re-entering the market earlier due to lower rates.

  • Sellers may benefit from limited inventory and motivated buyers.

  • Well-priced homes are likely to see strong early-year demand.
