August offers a glimpse of the upcoming fall and we have found time amidst a busy summer to escape to the mountains a couple times —including a day trip to St. Mary's Glacier — and we also took in the Savannah Bananas at Coors Field! I hope you have enjoyed your summer adventures as this week marks a return to school for us and a return to routines for many.

In the housing market across the nation, pending home sales rose 6% week-over-week and are up 9% from the same time in 2024—marking 9 straight weeks of year-over-year growth. Active inventory is 27% higher than last year, but its growth is slowing—suggesting a more stable (though elevated) supply environment. Home prices are 1.5% above 2024 levels, but high supply and softening demand are putting downward pressure on pricing.
