| Let me start by saying it's been a busy summer! I haven't sent my newsletter for a couple of months due to an ever changing market & an absolutely crazy-busy workload in this market. Seeing certain categories with spikes that we haven't seen in over a decade here in Denver. Oh, and also having a newborn. Let's jump into what's new, what's old, and what's changing: |
| | To begin with, houses are taking significantly longer to sell than they used to. Over the past 5 years (from September-to-September), we have seen an uptick in Days In MLS. Currently, we're sitting at 46 days for an attached home and 33 for a detached. But, let's take this a step further because many of my clients live in Jefferson county (let me know if you'd like the metrics for your county if you live elsewhere). |
| | The numbers above are a reflection of only Jefferson County. Some interesting things to consider are how long properties are taking to sell. In comparison to September 2024, detached homes went from 32 days to 45 and attached (condos/townhomes) went from 39 to 54. We'll jump into a little more detail on this below, but let's first take a look overall inventory to understand why it's taking so much longer to sell your home. |
| | If you read my newsletters often, you've seen this evolving chart more than once. For the newbies, the green line represents Active Listings. As we sit today, there are approximately 13,000 homes for sale on the Denver Metro market. Negating the past couple of months, we haven't seen numbers like that since 2012 (squint your eyes). But, I'd also like to point out that in 2012, Active Inventory was trending DOWN, in our market today, it's trending up. |
| | While I wouldn't go as far as to say we're in a full blown buyers' market, I will say that sellers just don't have the same leverage that they had for 10+ years. In looking at closed transactions throughout the market, we are seeing a significant increase in concessions, reduced prices, and greater bargaining power from the buyer. This can certainly be frustrating when selling your home after living in an environment for over a decade where you could say 'absolutely NOT' to every buyers request.
How can you fix it? To begin with, take care of items before you hit the market. Just drive down the road and chances are you will see multiple other homes for sale, buyers have thousands of options with multiple homes for sale in every neighborhood. As a seller, you have to stand out compared to the additional options that buyers now have. Email or call me to discuss what that may look like for your specific home. |

| | It's that time of year again where the big guy starts getting ready to make his trip down from the North Pole. Last December we brought in a professional photographer & the real Santa. This is a free event where you can come get family photos and meet Santa (no age required;-)). We will have appetizers, hot chocolate, cookies, and festive cheer. Dates are still being confirmed, but I would love to invite you to join us in early December to this holiday event in Lakewood! More details to come in the next couple of weeks. |

| Homeowner Tip // Did You Know? |
| Today's tip, which I recently learned, is that the type of dish soap you use can positively or negatively impact your sewer line, let me explain: Dawn dish soap is known by industry standards to include the best degreaser, hence why it's used to treat/clean animals affected by oil spills. The same is true for your sewer line. By using Dawn, or a comparable brand, you are doing 2 things: Cleaning your dishes and also cleaning your sewer line by breaking up grease buildup in your line. |
