Taiko | Shaka | Japan Trip | New Practice
Labor Day is around the corner but summer is still going strong here!

Mahalo to everyone who reached out and inquired about the missing July newsletter. Yes, I took a break for a very special reason—I traveled to Japan with twelve high school students! The trip was rewarding and challenging, perhaps even more so than my last visit seven years ago, thanks to the hotter, more humid climate... and maybe my age? We stayed at the Tokyo Youth Olympic Center, where I had lodged nearly 35 years ago during my university days. It’s still a very safe and affordable place for students to stay.

The focus of our Japan trip was to learn Taiko drumming from two of Japan’s top groups: Ondekoza, pioneers of Kumi Taiko(emsemble), and Kodo, the world’s most famous Taiko ensemble. This trip was especially enriching since I began playing Taiko just a few months ago. Please see first hand how kids did with these groups in this month's video.
August has been a rollercoaster for stock markets, with a dramatic 20-day drop and rebound—not for the faint of heart. Mortgage rates also saw wild swings, dropping from 7% to 5.99% in a single day, now hovering around 6.4%. This was triggered by weak employment data, and the market is broadly anticipating a FED rate cut in September, though it may not drastically impact mortgage rates much.
Gov. Josh Green signed Bill 3312  which made Shaka an official State gesture. The shaka is a symbol that's synonymous with Hawaii and surfing culture, and is used to express a variety of greetings, such as "hello", "aloha", "goodbye", and "thank you". Big Island Market Update
Across the U.S., annual home-price growth for existing single-family houses rose by 4.9% to $422,100 in the second quarter, slightly down from the 5% year-over-year increase in the previous period.

In the San Jose-Sunnyvale-Santa Clara area, prices for existing single-family homes surged 11.6% in the second quarter compared to a year ago, reaching $2.08 million. Remarkably, no metropolitan area in the country has exceeded the $2 million mark in NAR data dating back to 1979!

Here on the Big Island, the condominium market continues to see rising inventory levels. Over the past three weeks, supply has increased by more than 15%, bringing the total to 144 units. Meanwhile, the supply of single-family homes has remained steady.

On March 15, 2024, the National Association of REALTORS® (NAR) reached a settlement agreement with plaintiffs that could potentially end ongoing litigation regarding broker commissions. The $418M antitrust settlement took effect on August 17, 2024, and the final approval hearing is scheduled for November 26, 2024. It’s important to note that consumers will continue to have choices when it comes to real estate services.

There’s been a lot of speculation—will this change eliminate Buyer-side commissions? -We don’t think so.

Brand New World Cultural Heritage Site
Sado Gold Mines, Japan
Just 10 days after our visit to the gold mine on Sado Island, Japan, the UNESCO World Heritage Committee unanimously decided to register the site as a World Cultural Heritage site on August 1st! Once the world's largest gold mine complex, it was officially added to the heritage list during a committee meeting in New Delhi.
Check out this month's video for a glimpse of the Sado Gold Mine. When we visited, the place was almost deserted—I imagine it's drawing a lot more visitors now! So LUCKY!

CONDO INSURANCE CRISIS
– What You Need to Know
In recent months, condo projects in Hawaii have faced skyrocketing insurance premiums, with some seeing increases of up to 400%. These hikes can lead to significant increases in monthly maintenance fees for condo owners, as master insurance typically makes up about 30% of the budget.
