Happy Valentine's Day weekend! I am reflecting on how deeply interconnected we all are, no matter where we live. Shifting to real estate, Q4 2025 results reflect a market that's active with opportunity. As we closed the year, Q4 sales transactions were up (+9% Manhattan, +7% Brooklyn, +4% Westchester County), compared to Q4 last year. That's the topline story, and simply a guide for high-level market trends. Drilling into subcategories always tells a more interesting story...

  • In Manhattan, sales for UES Co-ops in the 2/3/4 Bedroom category were up +8-19%, while 3 Bedroom Condos in FIDI/Battery Park City were down -23.8%.

  • In Brooklyn, sales for Condos in East Brooklyn were up +22%, while Co-ops in Northwest Brooklyn were down -8.5%.

  • In Westchester County, home sales in Katonah were up +24%, while home sales in Bronxville were down -25%.


Can there be opportunities for Sellers and Buyers? Yes, and yes.


There are seasonal trends—but your personal timing matters more than the calendar. While others are nesting indoors or on the slopes, now could be your real estate opportunity.

I love the ease of a large batch for quick meals during the week. I don't work with a set recipe, but you can refer to a recipe and adjust it to your preference. Monte Cassino

My husband makes the best cocktails: inventive, strong, and really cold. Last weekend, he tested the Monte Cassino, a twist on the Last Word. Created in 2010 by NYC bartender Damon Dyer, it includes yellow chartreuse, benedictine, American rye whiskey, and freshly squeezed lemon juice. Shaken and straight up.

Mortgage Rates Hold Steady

According to Mortgage News Daily, the average top tier 30 yr fixed rate as of 1/29/26 is 6.16% - except for the week of Jan 12- 16th, this rate is in line with the the lowest rates going back to early 2023. Shocking that rates were above 16% in 1981!

Q4 2025 Market Reports

Manhattan


YTD (through Q4 2025) Total Condo + Co-op sales transactions in Manhattan were up +8.6%, and sales volume was up +10.5%. The average price was $2.1M, up +1.8% vs Q4 2024. The average discount was -7% below the list price. Signed contracts were up +1.4%. Total inventory was relatively flat to last year. Manhattan Co-ops represent 54% of total sales transactions, and 42% of the total inventory. View the complete report here.


Brooklyn


YTD (through Q4 2025) Total Condo + Co-op sales transactions in Brooklyn were up +7.1%, and sales volume was up +11.4%. The average price was $2.1M, up +1.5% vs Q4 2024. The average discount was -5% (condos) and -2% (co-ops) below the list price. Signed contracts were down -22.1% (condos) and up +14.1% (co-ops). Total inventory was down -1.5% (condos) and up +11.2% (co-ops). Brooklyn Condos represent 66% of total sales transactions, and 66% of the total inventory. View the complete report here.
