February in Marin carries its own rhythm — brilliant blue skies one day, familiar gray mist the next. The cherry blossoms begin to bloom, and just as quickly the wind reminds us how fleeting they are. Still, the bulbs are emerging, the light is shifting, and spring is quietly making its entrance. And the real estate market is following suit.


As we often see around Super Bowl weekend, early listings have begun to surface — and buyers are responding with conviction. This past week, 333 Richardson in Mill Valley received multiple offers and went into contract after just three days, well above its $2,595,000 asking price. Shortly after, 18 Stanton came to market at $2.595M and closed at $3.67M — more than $1M over asking. While that property offered substantial upside with expansion potential, the broader message is clear: thoughtfully positioned homes — particularly around the $2.5M range — are seeing very strong demand.


We’re also seeing renewed energy around homes that didn’t sell last year. 38 Helens Lane has returned at $4.495M, adjusted from $4.995M. It’s a beautiful, classic property that may find a more receptive audience in this spring environment.


Behind the scenes, I am actively preparing upcoming listings — overseeing improvements, refining presentation, coordinating photography and marketing — ensuring each home enters the market with intention and strength. Preparation is never rushed; it’s strategic. And in this environment, that discipline is paying off.


Inventory is building steadily, buyer activity is increasing, and we are clearly entering a competitive spring season.

The new year’s market just begins to wake up in January, but buyers typically jump in much faster than new listings arrive on the market. Though new listing activity begins to rise quickly in last 2 weeks of January – after hitting its annual low count in December – it still lags buyer demand. So right from the start of the year, there is a dynamic of increasing demand competing for an insufficient supply of listings, and competition, normally characterized by fast sales and overbidding of asking prices, is the biggest factor in home-price appreciation.


As we move out of the slower holiday season, the market is beginning its typical spring acceleration. January’s numbers reflect December’s quieter activity, but inventory remains limited and demand is building — particularly among affluent buyers who play a significant role in Marin. With stable rates and strong local fundamentals, early indicators point toward a competitive spring season.
