All those NOT worried about how AI will affect their job and industry, raise your hand. That's right: no one.
In real estate, there are many wonderful uses for what I prefer to call AUGMENTED intelligence - from writing social media captions to compressing reams of market data into concise and approachable bullet points.
But I am certain that there are a number of things that will always require a real estate professional, in person.
AI cannot see and feel a property.
Really understanding a property is about much more than data. It is an experience, a feeling. Buyers tell me this all the time.
After they rattle off their "whats" - let's say it's a single family home with good outdoor space, at least five bedrooms and an updated kitchen - they usually add in much less tangible desires: a sense that you have arrived when you drive up, a moment when you step into the foyer that makes you pause, a connection between the spaces that invites family and friends to gather, a sense of place that feels like you could only be in Washington DC... They often conclude with, "I think we'll know it when we see it."
But what they are really saying is, "We will FEEL it when we see it." The good agent taps into that feeling, and finds it.
The same is true for listing and selling a house. What is the feeling - the experience - that living in that home delivers? The good agent identifies that feeling and crafts the story to share it.
So while AI delivers a ton of great data, only a human being can truly see and feel. Only a human being can experience. And it is experience - EMOTION - that will continue to drive human behavior. To fall in love, to pursue seemingly unattainable goals, to make a significant purchase, like a home.
