| August, a month synonymous with warmth, adventure, and a vibrant energy, has arrived, bringing with it the enchanting spirit of California Wine Country. As the sun-soaked days stretch on, August offers us the perfect opportunity to slow down, bask in the warmth, and appreciate the simple pleasures that life has to offer. We have curated a collection of recommended reads, local activities, and noteworthy resources that not only embrace the essence of summer but also celebrate the rich viticultural heritage and art of winemaking found in the California Wine Country. We also wanted to share our perspective on the real estate market. The days of every home on the market having multiple offers are well over. We have been moving from a sellers market to a balanced market. This is evidenced by a 3.8 months of listing inventory at the end of July. A balanced market is between 4-6 months inventory. This is good news both for sellers and buyers. For sellers you have been savoring the incredible run up of your equity. Yes, it has quieted down, but you have had quite a harvest. For buyers we have moved to a balanced market where you have the ability to negotiate on most listings. Some buyers may be worried that home values may go down. Well, in the wine country values have remained steady and in some markets they have actually gone up. Another advantage to buyers is when interest rates go down, and they will in time, we could be back in the days of multiple offers. At that time prices will rise appreciably. In spite of the rising interest rates, there are still plenty of buyers searching for that right property. We have recently sold two multi-million dollar properties that were in escrow in less than 30 days all cash, another listing under a million dollars taking out a loan, and an estate lot in the Kenwood Valley. There are many options in this market to satisfy both buyers and sellers.
