And we're off to a great start in 2025 in NYC! 


The real estate market is really busy very early in the year! Expectation is high demand with little available inventory which means sellers if you have been waiting to sell, 

now is the time!


This is being most felt in the 2 and 3 bedroom size properties…although in this past week I am seeing activity with one bedrooms as well. 


New construction is going up in all neighborhoods around the city - see The Changing Face section below.


For those considering selling or buying, now is the time to be moving - no pun intended! 


Sellers need to place their properties on the market sooner rather than later and buyers need to be aggressive.

New York City’s residential market ended the year with a show of strength. Contract activity in Manhattan picked up again in December, as more homes continued to hit the market in the borough...


Contract activity in Manhattan picked up again in December, as more homes continued to hit the market in the borough, according to Miller Samuel’s monthly report for Douglas Elliman. In Brooklyn, new signed contracts held steady while new listings nearly doubled from the same month in the previous year.

The L.A.-to-NYC Migration Has Begun 

Brokers are starting to hear from clients 

looking to get out.


Ilian Rebei, who moved his art gallery Nagas from Paris to Los Angeles, had been thinking about relocating to New York, where most of his clients are based, but hadn’t set anything in motion. “I had this idea in mind, but nothing concrete, no plan,” says Rebei. 


And then the wildfires hit. “I heard that in the Pacific Palisades it moved from ten acres to 200 acres very quickly,” he said. “And with artwork, when it’s gone, it’s gone.”

Congestion Pricing Has Eased NYC Traffic.

Not Everyone Is Happy.


Congestion pricing in NYC has reduced traffic, with an 8% decrease in vehicles entering the congestion zone and significant time savings on bridges and tunnels.


Some businesses, such as parking garages and taxi drivers, have reported reduced demand. 

New Jersey commuters expressed dissatisfaction with the added cost, with some opting for alternative transportation or selling their vehicles.

Designed by BKSK Architects and developed by Izaki Group under the 525 6th Ave LLC, the 145-foot-tall structure will span 123,000 square feet and yield 71 condominium units and ground-floor commercial space.


The property is alternately addressed as 100-106 West 14th Street and located at the corner of West 14th Street and Sixth Avenue, just below the border with Chelsea.
