Exploring south of Prospect Park is like discovering a hidden side of Brooklyn that balances city access with that neighborly charm. Areas like Ditmas Park, Kensington, and Windsor Terrace have become highly sought after, offering great value—not just in terms of space and price per square foot, but also for their mix of rich local culture, green spaces, and diverse experiences.

Here, you'll find towering trees, historic low-rise homes, a strong sense of community, and vibrant, lesser-known spots that feel miles away from the hustle and bustle of Manhattan—all while being just a quick train ride away from the city.

Whether you're in the market to buy or simply looking for a day of exploration, this area has so much to offer. Here are five things that struck me about my time South of the Park.

1 - HISTORY IS KEY

Start the day by heading over to Ditmas Park and wander down the tree lined streets of Albemarle and Rugby Roads, where you'll find Victorian mansions and charming historic homes that make up one of Brooklyn’s best-preserved historic districts.

The stretch of Albemarle Road between Marlborough and Stratford Roads offers some of the most striking mansions in the area. Be sure to stop by Rugby and Argyle Roads for some colorful homes.

2 - HOME IS ALL AROUND YOU

South of the Park feels like that bit from Cheers… "Where everybody knows your name." You know your neighbors, wave to the shop owners, and even the city workers recognize you and your morning routine. It feels familiar. It’s a community. A place where families put down roots and grow. The area’s welcoming atmosphere, excellent schools, and green spaces create a safe environment for kids to thrive.

People stay! These neighborhoods foster a sense of continuity, with families passing down their love for the area to future generations. It’s a place where memories are made, and the bond between neighbors and families runs deep.

3 - HIDDEN GEMS ARE EVERYWHERE

The deeper the dig, the better the sit. Hidden gems are everywhere, here are some of my favorites south of the park:

Der Pioneer - Kensington

Coffee and the best pastries.

Steeplechase Coffee - Kensington

Local, sidewalk sit.

Poetica Cafe - Windsor Terrace

Peaceful sit, great for reading and espresso.

Cafe Madeline - Ditmas Park/Kensington

The go-to morning/lunch spot on Cortelyou. The menu is varied and every time, I'm stunned at how good it all is.

Di Fara - Midwood

Traditional, handmade pies, known to be some of the best in New York. I once shared a slice with Leonardo DiCaprio here :).

Brancaccio's Food Shop - Kensington / Windsor Terrace

Iconic. Nothing like a classic Rotisserie Chicken.

Werkstatt - Kensington

This Austrian-inspired schnitzel and spaetzle. Mahlzeit!

Honey Badger - Prospect Lefferts Gardens

Fine dining is not as prevalent here, but Honey Badger specializes in wild and foraged ingredients. It's creative. Soulful. Must visit.

The Castello Plan - Flatbush / Kensington

Craft cocktails, coffee, brunch or dinner.

Sycamore Bar + Flower Shop - Ditmas Park

My favorite watering hole. Warmth, ambiance, a backyard, and creative cocktails. The best bar-flower shop in town.

4 - INTERNATIONAL INFLUENCE & BEACHES

Coney Island Boardwalk & Luna Park

Less than a 30-minute drive or subway ride to Coney Island. Take in the ocean views from the boardwalk, then visit Luna Park for a classic Wonder Wheel ride or catch a Cyclones game.

Rockaway Beach

A 35-minute drive to the largest urban beach in the USA. Known as the "Irish Riviera" due to the large Irish American population.

World Spa

A full range of spa treatments from around the world. Experience a Russian banya, a Japanese onsen, or a Moroccan hammam. Massages, saunas, and relaxation pools... anybody need a destresser?

King's Theatre

Opulence inspired by Versailles, hosting a range of performances from Jodeci to Flaming Lips to the Grand Kyiv ballet. If you’re a fan of live events, catching a show here is an unforgettable experience.

5 - HUMANS MAKE THE PLACE

"It’s the people, stupid." Yes, amenities, restaurants, and access to things are nice, but it’s the people that make this place so special. I lived here with my sister and nieces. I found my therapist here. I met other men who were interested in fashion, art, design, and culture—and discovered that it was OK to embrace those things. There’s a groundedness here that changed my relationship with New York City. It’s not all hustle, bustle, and ladder-climbing. My time here felt honest and authentic, and it forever shaped the way I think about what Home really means.
