Market Report

Market Update for Santa Cruz County

The Santa Cruz real estate market cooled a bit in May, largely due to economic uncertainty and a bumpy ride in the stock market back in April. This shook buyer confidence, leading to slower sales and more homes sitting on the market. While we saw fewer bidding wars and more price drops, it wasn’t a crash - just a noticeable shift.


Most homes that sold in May were actually negotiated before the markets rebounded in mid-May, which explains some of the lag. And while other Bay Area markets saw bigger slowdowns, Santa Cruz held up a little better.


With so many moving parts this year—tariffs, interest rates, inflation, global politics—it’s no surprise that buyers and sellers are proceeding with a bit more caution.


Bottom line: The market is adjusting, but Santa Cruz is still holding steady compared to its neighbors.
