A Few Highlights From the Strongest Third Quarter in our History:

  • We completed 67,886 transactions in Q3, an increase of 22% year-over-year, while transactions for the overall market increased by just 2% for the same period.

  • We closed $70.7 billion in sales volume during Q3, an increase of 22.5% compared to Q3 2024, while the overall market increased just 4.5% for the same period.

  • We grew quarterly market share to 5.63%, up 0.83% year-over-year.

Will a 50 Yr Mortgage Impact the Housing Market?

Here is how it works: Making mortgage payments over five decades spreads the principal payments and can ease cash flow. On a $400,000 loan with 6.5% fixed annual percentage rate, your payment over 50 years is about $2,255 per month. By contrast, on a typical 30-year mortgage, you would pay about $2,528 per month. That works out to a savings of roughly $270 per month.

An Upper East Side Building with a Wild Past

Built in 1906, 1495 Third Avenue (84th/85th) has been home to a stationery shop, a fake food factory, a radio retailer, and a pair of suspected Nazi sympathizers. The Harlem River section of the Manhattan Greenway is the City’s $309M project to bring new open space, waterfront access, and a renewed seawall to the communities of Upper Manhattan—from East Harlem to Inwood. The new park will feature:


  • Separate paths for pedestrians and cyclists

  • Lawns, native plantings, and art

  • Excellent views of Randall’s Island and the Bronx

  • Playground, picnic, and barbecue areas

The Manhattan Greenway - Harlem River will enable neighborhood residents to bike, walk, and play along the waterfront—connecting them to the air, water, and community.


Critically, the new park design will strengthen and repair over four miles of bulkhead along the Harlem River, making the community more resilient and protecting the shoreline against the effects of sea-level rise.

Chess boxing is a sport that, as the name suggests, combines chess and boxing. Players play alternate rounds of rapid chess and boxing until one of them wins in either discipline or when their opponent resigns. Players can win by knockout during boxing rounds or by checkmate during chess rounds. They can also lose by running out of time or continually stalling to make a move when playing chess.
