"How's the market?" you ask? Our mantra is that real estate is hyper-local, and so each microcosm is different.
NATIONALLY: According to Compass’s Chief Economist, the market is transitioning toward a more stable environment: inventory is projected to rise, prices are expected to hold steady, and income growth may outpace home-price appreciation, gradually improving affordability. After years of limited mobility, “The Great Stay” is beginning to thaw as homeowners feel more confident about making a move. With pent-up buyer demand and shadow inventory, 2026 is shaping up to be a year of increased activity - though not always in predictable ways.
LOCALLY: Frequent political changes, a highly educated demographic, a robust job market and tight inventory has in the past insulated the DMV from the real estate turmoil that the rest of the country experiences, but not in 2025! This area was ground zero for a lot of drama which took its toll on the real estate market. Loss of federal jobs, fear of crime, possible repeal of Home Rule, ICE raids, and National Guard patrolling unsettled our city. However, wealth brings resilience, so while the upper brackets in most areas of real estate felt like business as usual, sadly, lower priced properties and would-be 1st-time homebuyers suffered.
Transactions this year were not always straightforward, but through transparently sharing boots-on-the-ground insights, data, and innovation with our clients, we were able to help 70 clients/families achieve their real estate goals in 2025!
As 2026 unfolds, our Team (happily including new member Graham Grossman!) is ready to help you tackle whatever lies ahead! We look forward to more stability in the world and in our backyard, and a time when all Americans can share in the dream of finding a home in the world.
