"Unprecedented"

We thought maybe we'd be able to tuck away that word for awhile after the pandemic, but it seems these times are nothing but unprecedented. Our hearts go out to our friends, clients, and contractor partners affected by both the ICE raids and the government shut-down. Whether it's real estate, job, family-related or something else, let us know if we can help with connections or in any way.


Meanwhile, the DC Market is as resilient as we Washingtonians ourselves are. One thing that is a constant in real estate is that SOMEONE is always at an advantage. We're seeing multiple offers on listings in upper NW and the 'burbs, while listings sit longer in town. Buyers are gaining traction in neighborhoods that have been deemed as "Seller's Markets" for as long as we can remember, but prices aren't slipping as much as one might think (or at all in some places.)


As always, our tiny mighty team is boots-on-the-ground fighting for both our buyer and seller clients, and bringing you back the news of the neighborhoods. It may sound odd, but whether you are buying or selling, the fall market could be your next big opportunity. After all, in real estate, timing is everything, and luck favors the prepared - so call us to make a plan!

From Frenzy to Breathing Room: Buyers Finally Have Time Again

If you tried to buy a home a few years ago, you probably still remember the frenzy...


How might the Government Shutdown Affect mortgages?

A U.S. government shutdown can have significant effects on the mortgage industry, including delays, disruptions, and increased uncertainty.

 

Here are the main impacts:

1. Processing Delays due to:

  • IRS not being able to process tax transcripts to verify borrower income.

  • Limited Social Security Administration (SSA) verifications

  • Vulnerable FHA, VA, and USDA Loans due to staff furloughs

2.  Federal Employees and Contractors

  • Income and employment verification may become difficult if agencies are closed.

3. Flood Insurance

  • If it lapses during a shut-down, National Flood Insurance Program (NFIP) new flood insurance policies may not be issued or renewed. which can halt closings on properties in flood zones, as lenders require active flood insurance.

4. Secondary Market and Investor Confidence

  • Market uncertainty can affect investor confidence and mortgage rates.

  • Interest Rate Volatility: Uncertainty during a shutdown can lead to increased volatility in mortgage rates.

5. Regulatory and Compliance Delays

  • CFPB and Other Regulators: Some regulatory agencies may operate with reduced staff, potentially delaying rule-making, guidance, or enforcement actions.

6. Borrower Confidence

  • Consumer Uncertainty: Borrowers may delay home purchases or refinancing due to concerns about job security, delayed closings, or broader economic impacts.
