Mortgage Rates Hit 2025 Low

The average rate on the 30-year fixed mortgage dropped 16 basis points to 6.29% on Friday—the lowest level since October 2024 and the biggest one-day decline since August 2024. Rates are finally breaking out of the high 6% range, where they’ve been stuck for months, and dipped again on Monday. While the Federal Reserve’s upcoming September 17th meeting doesn’t directly set mortgage rates, many are anticipating that the trend could continue downward.

So what does all this mean for real estate?

The fall usually brings a pick up in activity in real estate, and with growing optimism surrounding interest rates, we could see a sharp increase in the Denver market that has been slower the last couple months. Buyers have had the upper hand with 37% of Denver-area listings experiencing a price cut during the summer. However, price drops aren’t always the fix for sellers as many buyers are simply taking their time to sort through active inventory.
