Michele Replogle - August 2025

Welcome,

August!

I truly do not love any place on the planet more than Santa Cruz, but Loreto, a small Baja California town, is a close second. It is a place I can get in the water without freezing my tail off. It has almost the same views of the mountains from the water. It has its downsides like Santa Cruz, but all forgivable. Santa Cruz is a second home to many, but I would imagine it is the first love, like it is for me? P.S. I am learning to paddleboard, it is going well, but in this moment I took a break and just enjoyed the sunrise.

Will or Trust?

What Every Homeowner Should Know!

In my latest video, I’m excited to welcome Roxanne Olson, Trust Attorney at Fine Point Law, for a powerful conversation about one of the most important (and often misunderstood) parts of estate planning: Should you choose a will or a living trust?

Roxanne is one of the most down-to-earth, warm, and thoughtful attorneys I’ve had the pleasure of speaking with. She breaks down the key differences between a will and a trust and reveals the one compelling reason you might want to think twice before relying solely on a will.

Whether you’re a homeowner or simply planning ahead, Roxanne explains why an estate plan is one of the most meaningful ways to show love, care, and responsibility toward your heirs.

Market Update

Market Update for Santa Cruz County

As of August 2025, Santa Cruz County’s housing market is starting to regain momentum after a rocky spring season. Mortgage rates, which hovered close to 7.8% earlier this year, have finally started to ease—dropping to 6.67% by early July. At the same time, stock markets have staged a major comeback after crashing in April, with both the S&P 500 and Nasdaq hitting record highs in early July. That rebound seems to be lifting buyer confidence, especially in higher-end and second-home segments of the market.

While spring was slower than usual—partly due to economic uncertainty peaking in April—some homes still sold quickly and above asking. If current trends hold, late summer and fall could bring more activity, giving both sellers and buyers new opportunities in a market that’s finally finding its footing again.
