Who is buying and selling in NYC?

Paul Newman and Joanne Woodward’s UES penthouse sold for $14 million

Paul Newman and Joanne Woodward’s longtime Manhattan penthouse at 1120 Fifth Avenue has officially sold. The one-bedroom, approximately 3,000-square-foot home was originally listed for $9.95 million but closed at around $14 million after a heated bidding war that drew more than 50 potential buyers and generated 11 offers.

The residence occupies half of the top floor of a distinguished 15-story limestone co-op building designed by J.E.R. Carpenter in 1925. Inside, the layout was reconfigured from two bedrooms into a one-bedroom with a dedicated library. The apartment also boasts nearly 2,300 square feet of private terraces with sweeping views of Central Park and the Jacqueline Kennedy Onassis Reservoir.

What is my favorite new development?

Vita

499 9th Avenue

Vita is a 121-unit new development in the Hudson Yards. The building offers residences ranging from one to three bedrooms. ZD Jasper is developing the project, and Archimaera and INC Architecture and Design are completing the design.

Located on 9th Avenue, between 37th and 38th Street, residences feature triple-pane windows, European Oak flooring, custom kitchens, and passive house features. Amenities include two fitness centers with spa facilities, a virtual golf simulator, and two landscaped rooftop "Sky Parks".

Where to eat this month?

Chateau Royale

Chateau Royale, located in Greenwich Village, is a French restaurant from the team behind Libertine. The two-story space offers an indulgent menu of updated French classics, such as duck à l’orange with calamansi and sable with dashi beurre blanc. Upstairs features a formal dining room with tableside martinis, while the downstairs bar provides a more relaxed setting with its own menu.

Bartolo

Bartolo, located in the West Village, is the second restaurant from the team behind Ernesto’s. The Spanish menu highlights dishes inspired by Madrid’s taverns, including ajo blanco with melon, huevos fritos with garlicky shrimp, crisp chicharron with marcona almonds, and sautéed champiñones. The restaurant also plans to offer group meals for four to six, featuring whole suckling pig or lamb available by pre-order.

Mommy Pai's

Mommy Pai’s, a new takeout spot from the Thai Diner team, has opened in Nolita. The menu centers on chicken fingers in flavors like lemongrass, coconut, and Muay Thai, served with a range of dipping sauces. Other highlights include sandwiches such as the Filet O’Tofu and Jungle Queen, sides like sticky rice and som tum slaw, and desserts like Thai tea soft serve and taro doughnuts with pandan custard.

Why are "Cozy Reading Nooks" trending?

Cozy Reading Nooks

Cozy reading nooks are emerging as a popular home design trend in 2025, combining comfort and style to create inviting spaces for relaxation. Rich colors such as burgundy establish a sense of intimacy, while plush seating layered with textured fabrics enhances comfort. Accents like curated books, sculptural objects, and framed artwork personalize the space, making it both functional and visually appealing.
