Summer was fabulous. But I'll be honest. Usually I feel relieved when fall rolls around because as much as I love summer, I need my life back. This year is hitting a little differently, because Paul and I just became

empty nesters, or as I'm seeing on social media, "bird launchers." For me, it fits. I do love to launch things. Companies, deals, children, parties, new friendships - you name it. Launching is good for the soul!

Hear That Sound? It's South Miami Erupting!

The whispers you’re hearing about South Miami are true! The city is about to detonate, and within a few short years it will be unrecognizable.

With improvement projects under way ranging from public spaces to parks to the third and final phase of The Underline, which will be completed in 2026, enhancements to the Metrorail will add to the appeal, making public transportation more usable than ever before... hopefully.

Most of all, you won't believe the number of highrise towers popping up. (I'm counting at least 14 and interestingly, almost all of them are residential apartment/rental buildings.)

For the first time ever, South Miami will have its very own skyline!

Sunset Place

Sunset Place will soon be redeveloped and will completely transform the midsection of our county. Located smack dab in the center of South Miami, this massive new development will take the place of the current structure, which opened in 1999 as an open-air mall but is now desolate.

Designed by the legendary Thomas Heatherwick, the new Sunset Place will feature seven (yes, seven!) high-rise buildings ranging from 15 to 33 floors. It will serve as the heartbeat of South Miami with 1,513 residential units, 350,000 square feet of retail stores and offices, 287 hotel rooms, a 1,300 seat theater and 2,418 parking spaces.

The vision for Sunset Place is not just another mall, but rather an entire community that offers everything needed for those who live, work and play in the area.

Somi Walk

Attention investors! There’s a gorgeous new luxury condo property by Alta Development coming to the neighborhood.

At Somi Walk, studio, one and two bedroom condo units are offering low introductory prices for those who move fast.

Located in close proximity to the South Miami Metrorail

station and the Underline, Sunset Place, University of Miami and South Miami Hospital, Somi Walk is also just across the highway from Sunset Place.

While most of the new buildings in South Miami offer only rental options, SoMi Walk offers condo units. Best of all, owners will enjoy flexible options for rentals and leasing with no rental restrictions.

The 15 story tower will offer 248 units with a long list of high end features and amenities. Designed for working professionals and other sophisticated owners and tenants, SoMi Walk will be South Miami’s first condominium property in 25 years.

Vox Phase II

Just a few blocks from University of Miami and only 300 feet from the South Miami Metrorail station, Vox Phase II is a 13 story luxury student housing tower that will open its doors in fall 2025. This upscale 400-bed rental building has absolutely no resemblance to the dorm I lived in when I went to college! With bay views of Coconut Grove, a rooftop terrace and state-of-the-art amenities, this building has it all!

Edge At SoMi

Edge at SoMi, a 10 story apartment tower by Jaxi Builders, will soon open its doors at 6075 Sunset Drive. Featuring 311 rental units ranging from 622 to 1,185 square feet, the base of the building will offer just over 3,600 square feet of retail space. We believe the ETA for this project is early 2025, but we don’t have details.

Link At SoMi

South Miami city leaders are considering a proposed $309 million project called Link at SoMi that will feature two 15-story towers with 670 residential units, 28,000 square feet of retail space, 880 parking spaces, and a five-story, a 70,000 square-foot municipal building to house City Hall, the Police Department and the library. The project also includes the redevelopment of a park and a historic building.

Avalon South Miami

Anchored by Fresh Market on the ground floor, this 10 story apartment tower will rise where Winn-Dixie once stood. Avalon SoMi will feature 290 rental units, ranging from studio to three-bedroom apartments. Developed by Avalon Bay Communities, the project is slated for completion in late 2025.

Something new is coming to the property where Root & Bone and Mi'talia restaurants have existed for the past several years, but we don’t yet know what it is. I’ll keep you posted as I learn more!

Did You Hear The BIG News About Yesterday's Interest Rate Cut?

If you've been thinking of buying but you haven't been sure when to strike, you may be interested to know that yesterday, the Fed cut interest rates 0.5% for the first time in over four years, bringing rates down to a range of 4.75% to 5.0%.

Because buyer activity will be up, it's also a good time to sell!

Even so, I am a firm believer in taking the 'old adage' approach. If you're serious about making a move, I suggest you consider the old adage don’t wait to buy real estate; buy real estate and wait.

In my opinion, the best time to purchase real estate is when it's the right time in your life to buy. Why? Another old adage: marry the property and date the interest rate. Remember, when interest rates increase, prices sometimes increase. Also, you can always refinance later. I advise that you base your decision on your circumstances, not on outside forces that you don't have direct control over.
