Hear That Sound? It's South Miami Erupting! |

The whispers you’re hearing about South Miami are true! The city is about to detonate, and within a few short years it will be unrecognizable. With improvement projects under way ranging from public spaces to parks to the third and final phase of The Underline, which will be completed in 2026, enhancements to the Metrorail will add to the appeal, making public transportation more usable than ever before... hopefully.
Most of all, you won't believe the number of highrise towers popping up. (I'm counting at least 14 and interestingly, almost all of them are residential apartment/rental buildings.)

Sunset Place will soon be redeveloped and will completely transform the midsection of our county. Located smack dab in the center of South Miami, this massive new development will take the place of the current structure, which opened in 1999 as an open-air mall but is now desolate.
Designed by the legendary Thomas Heatherwick, the new Sunset Place will feature seven (yes, seven!) high-rise buildings ranging from 15 to 33 floors. It will serve as the heartbeat of South Miami with 1,513 residential units, 350,000 square feet of retail stores and offices, 287 hotel rooms, a 1,300 seat theater and 2,418 parking spaces. The vision for Sunset Place is not just another mall, but rather an entire community that offers everything needed for those who live, work and play in the area. |

| | Edge at SoMi, a 10 story apartment tower by Jaxi Builders, will soon open its doors at 6075 Sunset Drive. Featuring 311 rental units ranging from 622 to 1,185 square feet, the base of the building will offer just over 3,600 square feet of retail space. We believe the ETA for this project is early 2025, but we don’t have details. |

South Miami city leaders are considering a proposed $309 million project called Link at SoMi that will feature two 15-story towers with 670 residential units, 28,000 square feet of retail space, 880 parking spaces, and a five-story, a 70,000 square-foot municipal building to house City Hall, the Police Department and the library. The project also includes the redevelopment of a park and a historic building. |

Even so, I am a firm believer in taking the 'old adage' approach. If you're serious about making a move, I suggest you consider the old adage don’t wait to buy real estate; buy real estate and wait.
In my opinion, the best time to purchase real estate is when it's the right time in your life to buy. Why? Another old adage: marry the property and date the interest rate. Remember, when interest rates increase, prices sometimes increase. Also, you can always refinance later. I advise that you base your decision on your circumstances, not on outside forces that you don't have direct control over.
