Giving Thanks For Opportunity

As November sets in with its crisp air and the Thanksgiving season, the real estate market enters a unique phase. DMV-wide, we are seeing an interesting set of stats: inventory is slightly higher, yet prices are still on the rise in most areas. How can this be? Well, Withdrawn and Cancelled Listings also seem to be on the rise. For some Sellers, if they aren't getting offers at a price point they think their house is worth, they are yanking the listings because they still have such low interest rates, they'd rather "wait out the market." It's a different version of the "Golden Handcuffs" anomaly. Sellers that MUST sell may see lower prices creeping in, and as we keep preaching, it is generally a decent time for Buyers to buy with the Fed's rate cut on Wednesday, and less competition in the market. Our lender partners tell us they are busy with pre-qualifications.

Let's take advantage of this often-overlooked window in the real estate market. Sellers, be flexible to achieve a successful sale before the year ends! And Buyers, if you're considering a move, now is the perfect time to secure a new home before 2026!
