Happy Spring! This week kicked off the official start of the season, and with it, Nowruz, the Persian New Year. It’s one of our favorite holidays as it’s a celebration of renewal and fresh beginnings, to leave the past behind and look ahead with optimism and, of course, enjoy incredible Persian food!
Speaking of fresh starts, the spring housing market is officially underway. This year brings a bit more uncertainty, with factors like federal job cuts, tariffs, and stock market volatility shaping the landscape. However, we are seeing key trends emerge. Housing inventory is up 26% from last year, though still below 2019 levels, and more homeowners are deciding to sell as fewer people remain locked into ultra-low mortgage rates. At a recent Compass meeting, CEO Robert Reffkin noted that while 75% of homeowners were once tied to these rates, that number has dropped to 50% and continues to decline. Many sellers are choosing to move despite past rate advantages. Perhaps the allure "Eat, Pray, Feta" in a Greek villa may finally usurp a homeowner’s desire for a historically low mortgage rate.
Despite shifting conditions, the D.C. housing market remains resilient. Headlines may focus on uncertainty, but the reality on the ground tells a different story.
