Every Seller Wants a Quick Sale.

But Well-Informed Patience Is the Name of the Game.

It’s totally understandable when sellers get antsy if their apartment doesn’t sell as quickly as they hoped. After all, real estate headlines trumpeting “Sold in one week…15 days…30 days!” can create expectations of deal-making in the blink of an eye.

Here are the facts as we welcome the balmy days of Summer: selling a New York City apartment requires time and patience – with most listings on the market an average of 185 days. Many apartments can take several months to sell – and even much longer. Some sellers decide to switch course and rent their apartment. But most of my clients look forward to an eventual sale, guided by the parameters of today’s real estate realities.

The right price/right buyer - worth the wait!

Pricing your home competitively is incredibly important to the success of your sale. Price it too high, and buyers will just breeze right over it. Price it too low, and you're going to lose thousands in profits. In this erratic market with its ongoing unpredictability, it’s imperative to have an agent who can price your home based on an in-depth comparative market analysis. Pricing know-how is a fine art, backed by my years of transaction know-how.

Lofty mortgage rates – averaging 7.125% - are keeping many buyers on the sidelines and adding to the amount of time a listing remains unsold. Even when there’s an acceptable cash offer – it’s no guarantee that a would-be buyer will win the approval of a co-op board. The right buyer embodies three essential virtues: a keen desire for your apartment, acceptance of the final asking price, and all-important financial stability.

Casting the widest marketing net.

Compass leads the industry in dynamic marketing – propelling your apartment with the widest and most innovative exposure. For openers, your listing will be shared with hundreds of top-performance brokers. Sellers can look forward to a comprehensive print and digital marketing program, including prime visibility in Instagram and Facebook. And count on me to be your dedicated intermediary for on-site tours with buyers and brokers.

A true partnership.

The relationship that buyers and sellers have with their real estate agent is always the most successful when there’s a foundation of honest and ongoing communication. Anticipation, some inevitable stress and eager excitement are always part of selling or buying a home. My job is to be with you every step of the way – to keep you informed, reassured and rewarded with a great sale or beautiful new home!

Mortgage rates fall below 7% for first time in over a month in boost for homebuyers

The average rate on a 30-year mortgage dipped this week to just below 7% for the first time since mid-April, a modest boost for home shoppers navigating a housing market dampened by rising prices and relatively few available properties.
