What's the question we get asked every day?


How's the real estate market?!


We always start by asking: where EXACTLY? Because truly every neighborhood is different micro-market! But generally...


The greater Washington D.C. area housing market is showing typical season trends, with more buyers and sellers coming into the market as the weather warms up. 


We saw an 18% increase Year over Year increase in BOTH new listings coming into the market, and 18% increase in Under Contract listings vs 2024 in the first week of April. Cuts to the federal workforce in the region could be having a marginal impact on listing activity and pricing, but seasonal fundamentals are the main driver. 


We are seeing more price drops than usual, and slightly lower list prices as some sellers are trying to price aggressively to move their inventory with expectations that the market could slow. Savvy buyers unaffected by DOGE are able to take advantage of falling mortgage rates and more inventory.
