| Snap, Crackle, Pop….July is here!
Summer is one of my favorite times of year: sunshine, backyard gatherings, vacations, and, of course, fireworks! In our family, the celebrating starts a little early because my birthday is July 3rd. This year I’m turning 63, which feels especially fitting since I was born on 7/3/63!
If you know me well, you also know I’m convinced the number 3 has followed me through life. It’s always been my favorite number, and somehow it keeps showing up. Coincidence? Maybe. But I like to think it’s one of life’s fun little reminders that some things are just meant to be.
As you celebrate another wonderful summer wherever you may be, I hope you’ll take time to enjoy family, friends, and all the little moments that make this season so special. And while you’re out making memories, I’ll be here sharing the latest real estate updates, homeowner tips, and market insights to help you make informed decisions when the time is right. Chef Ian Wortham's handmade pastas are the kind you dream about, and the wine list is genuinely excellent. In July, ask for the terrace if you can — the setting is unbeatable.
Good to Know Reservations book out weeks in advance in summer — plan ahead. If you can't get a table, the bar has walk-in availability and the same full menu. Perfect pre-concert spot if you're catching something at nearby Elitch Gardens. |

| | Why We Like It L'Artusi has been a West Village staple for years and shows absolutely no signs of losing its touch. The pasta is superlative, the wine list is approachable and fun, and the room has that warm, lively New York energy that makes dinner feel like an event. Summer in the West Village — need I say more?
Good To Know Try to snag a spot at the bar if reservations are full — it's actually a lovely way to experience the restaurant. The cacio e pepe is not on the menu but worth asking about. And yes, you can walk to the High Line after dinner — it's about 10 minutes and the sunset views are worth every step. |

| | The July Real Estate Forecast: While summer temperatures are heating up, our housing markets are telling two different stories. Colorado is enjoying a warm, balanced market where buyers have more choices and sellers who price strategically are still seeing success. Meanwhile, New York, where I also keep a real estate license, continues to run a little hotter, with tighter inventory keeping competition alive. No matter which coast you're watching, one thing remains true: real estate is local, and understanding your neighborhood's "forecast" is the key to making smart moves this summer.
Colorado: "Think a comfortable 78° summer afternoon where Buyers have more room to breathe, but great homes are still creating plenty of heat. The home you want has a greater chance of existing now than it did a few years ago. There's not as much of a battle between Buyers, but never count out a bidding war. For the right house and multiple Buyers wanting it, it can happen. So don't wait. If a home, condo or townhome checks 85% of your boxes, now's the time to negotiate and get it! As I tell my Buyers, never lose a home you love over a can of paint."
New York: "Closer to an 88° summer day where inventory is tighter, competition is stronger, and sellers continue to enjoy a bit more of the sunshine. A little opposite of Colorado, Sellers are having more of a fun season because Buyers are hungry and ready to pay. Granted, it takes a bit longer to close a transaction in NYC, but from what I can see, it's worth the wait. Make sure you and your realtor have all your ducks in a row BEFORE you're ready to pull the trigger: Approval Letter or Proof of Funds, a Real Estate Attorney (NY requires it, Colorado does not) down payment funds and a variety of financial documentation. |

| | As we head out the door and into the heart of summer, the market may feel a little quieter on the surface; but, don’t mistake quiet for stillness. Underneath the slower pace, there are steady rumblings of opportunity: buyers finding more breathing room and negotiating power, sellers who are positioning thoughtfully still capturing strong interest, and families quietly making moves driven by life, timing, and transition rather than headlines.
Whether you're considering a purchase, preparing to sell, or simply watching and waiting for the right moment, this season is less about urgency and more about intention. The best opportunities rarely announce themselves loudly; they tend to show up when strategy, timing, and preparation align.
As you step into July, keep your eyes open. The door isn’t closed on opportunity. It’s just moving at a more measured summer pace. |
