We hope you are enjoyed the beautiful weather last week and the more seasonal temps this week. Central Park is in full bloom, and the Upper East and West Sides have been out in full force, with cafes and streets feeling especially lively.
As many of you know, this is my first Spring as an official Upper East Sider (although my son has been in school here since 2024), and I have been so excited to discover all of the great things about this area. I'm looking forward to sharing some of my discoveries with you as well as providing you with specific market information relating to the Upper East and Upper West Sides.

| | One challenge in the UES has been finding Turkish grocery items and treats. While we have a favorite restaurant (A La Turka), we were delighted to discover Cabuc Coffee which has fresh simit (Turkish "bagels") and borek (savory pastries stuffed with spinach, potato, feta, ground beef....). While I am actually not a fan of Turkish coffee (gasp), they have great lattes etc, and make sure you check out the baked goods. |

| | I’ve been doing Pilates consistently for the past three years (and less consistently for about 15), and I’ve come to really value highly trained instructors who focus on form and hands-on corrections. I was thrilled to discover Moving Strength, where I now take weekly semi-private sessions with Patricia, the owner, who has over 20 years of experience and a background in physical therapy. They also offer small group classes across their Upper East and Upper West Side locations. |

| | While Manhattan was off to a sluggish start this year due to a lack of new listings, the Upper East Side had a standout quarter. There was notable price growth for two-bedroom and larger homes, driving the median sale price for the area to it's highest Q1 price since 2019.
Coops and new development saw the greatest price growth, while resale condo prices remained essentially even in larger units and actually declined for studios and 1-bedrooms. Demand was active, and well-priced listings moved quickly, pushing days on market down 15% year over year. |

New development median sale prices rose sharply on the Upper East Side this quarter, driving much of the area's overall price growth. Until recently, there had been limited new development west of Second Avenue in the 70s and 80s, but brisk sales at several projects indicate strong pent-up demand. |

The Upper West Side saw the largest dip in inventory of any submarket in the city. Coupled with strong buyer demand days on market was down 7% compared to last year and sale prices rose.
While all product types (coop, condo and new dev) saw price growth, one-bedroom sales were the more challenged, and three bedrooms saw the largest price growth. |

Upper West Side new development closings saw a sharp increase in average prices this quarter, while median prices held essentially flat, suggesting that a small number of very high-priced sales drove the gains. Three-bedroom and larger homes saw 16% year-over-year price growth, highlighting strong demand for larger luxury residences, while one- and two-bedroom prices declined. |
