The Department of Buildings 

Wants to Hear from You.

There’s nothing more gratifying than turning a new apartment or townhouse into something really special. Really you! Sometimes the changes are cosmetic – like choosing the perfect paint colors and finding that amazing wallpaper. But when plans become more ambitious – when walls need to come down, new plumbing installed, a major electrical upgrade – that’s when it’s time to add a new name on your contact list: New York City’s Department of Buildings, better known as DOB. 


Big renovations require a big approval process.


The Department of Buildings plays a crucial role in promoting the safety and well-being of the residents of New York City. DOB is responsible for ensuring that all building construction and alterations meet the City’s stringent code requirements. And that includes you and your new home! Before any construction permits can be issued, detailed plans, specifications and pertinent documents must be submitted to DOB for review and approval. Ah, here’s another little bump in the road: you’ll also be required to submit the same information to your co-op or condo board for approval as well. 


This is where the pros take over.


It’s the rare client who deals with DOB directly. Your architect and contractor and expeditor are the go-betweens you can count on, skillfully dealing with DOB from the first submissions to necessary revisions and on-site inspections. Once the renovations are completed and all inspections are approved, an updated Certificate of Occupancy (CO) will be issued. The DOB’s AOK has arrived at last! 


Patience, dear home-buyers.


How do I put this gently?...dealing with the DOB is a sluggish scenario, often taking many months before all renovation work is green-lighted.


While some of my clients choose to live elsewhere until all work is completed - especially with major renovations - many buyers will be sharing their home with workers and plaster dust and noise. Hopefully, one or more rooms in your apartment will remain sanctuaries of calm and quiet. And what better excuse to wander Central Park. Explore the Met. Hey, head on over to Yankee Stadium!

While I may not be best buddies with the head of the DOB to put your paperwork on top of the pile, I’ll do all I can to guide you every step of the way. I want you to be enjoying your beautiful new home as much as you do!


Last month, rents in Manhattan, Brooklyn and Northwest Queens unexpectedly increased to all-time highs for February, according to a report by appraisal firm Miller Samuel for Douglas Elliman.
