Happy May! April’s introduction of global tariffs has created a noticeable ripple effect across many industries, including real estate. With uncertainty in the air, some buyers and sellers have chosen to pause and reassess. But in New York City, where market dynamics shift quickly, this kind of moment can also open the door to opportunity.
Inventory has increased slightly, giving active buyers more options and, in many cases, more negotiating power. While some are sitting back, others are using this time to make thoughtful moves, recognizing that periods of uncertainty don’t last forever, and timing can make all the difference.
Tax cuts are on the horizon, and if inflation remains steady, there’s potential for more favorable lending conditions in the coming months. If that happens, we could see demand rise again and prices follow suit.
As always, I’m here to help you navigate it all. Whether you’re actively looking, casually browsing, or just have questions about the current market, don’t hesitate to reach out.

Who is buying and selling in NYC?
Liam Neeson lists Upper West Side apartment
for $10.75 Million
Liam Neeson has listed his Upper West Side apartment for sale for $10.75 million. The 4,524-square-foot residence is located on the 28th floor of the Park Millennium and has five bedrooms and five bathrooms. In 1999, Neeson paid $3.99 million for the apartment. The home was built by combining three separate units into a single, large space.
The apartment features floor-to-ceiling windows that provide panoramic views of Central Park and the Manhattan skyline. A chef's kitchen with dual sinks and dishwashers, a large dining area, a family room, and custom-built-in art storage are among the design highlights. The Park Millennium's amenities include an Equinox gym, a pool, and a basketball court.
What is my favorite new development?
The Katharine
118 West 13th Street
The Katherine is a 7-story, 8-unit off-market new development in Greenwich Village. The building features full-floor four-bedroom residences. Slate Property Group is developing the project, BKSK Architects LLP and Nate Berkus Associates are completing the design, and Compass is handling the marketing and sales of the project.
Located between 6th and 7th Avenue, residences feature separation of space, Arabescato marble, and LaCanche appliances. Amenities include a full-time reception, landscaped rooftop terrace, a fully-equipped fitness center, and a private storage closet/room assigned to each home.
Howoo is a Korean barbecue restaurant located in the Nomad, operated by the team behind Nubiani. The restaurant offers both à la carte options and set menus, with the latter starting at approximately $145 for two people. These sets feature four cuts of wagyu beef sourced from American and Japanese producers.
Café Brume
Café Brume, located in Brooklyn Heights, offers a cozy Alpine-inspired dining experience reminiscent of a rustic mountain cabin. The menu highlights hearty European fare, including a golden, crisp veal schnitzel and a rich spaghetti alla chitarra with duck liver.
Chatti
Chatti, located in Midtown Manhattan, brings the flavors of Kerala’s toddy shops to the city with a dedicated “touchings” menu—small, tapas-style dishes designed for snacking and sharing. Inspired by the casual drinking fare found across coastal South India, the menu features items like Malabar mutton with crisp fried curry leaves, peppercorn-spiced beef sautéed with coconut and shallots, and Calicut-style mussels.
Why are "Art Deco-Era Antiques" trending?
Art Deco-Era Antiques
Art Deco-era antiques are experiencing a notable resurgence in home design, with growing interest in the bold, elegant style of the 1920s and 1930s. This design revival is marked by warm, rich tones such as dark wall paneling, geometric patterns in rugs and artwork, and the use of luxurious materials like chrome and lacquered furniture. These elements come together to create sophisticated, cohesive interiors that nod to vintage glamour while feeling fresh and modern.
