What’s behind that knock on the door? Big dreams!
“I wish we had two extra bedrooms…I wish I had a better view…I wish I had a terrace.” Wishes do come true for many New Yorkers by acquiring the apartment that’s just next door and turning two homes into one. Of course, this is no simple task. It’s all about persistence... and money... and luck. But most families would agree: It’s worth the effort.
You’re starting off with a big advantage:
You feel really good about the neighborhood.
You’re happy with the building and staff.
The odds are in your favor for co-op or condo board approval.
You don’t have to pack up and move (but you may need to temporarily relocate during construction).
Large, multi-bedroom homes almost always fetch significantly higher square-footage rates.
You’ll have a unique, one-off apartment unlike any other in the building.
Making sure the puzzle fits together.
Side-by-side apartments are more cost/space efficient than duplex combinations.
Even neighboring apartments could have oddly off-set ceiling heights.
Be aware of all load-bearing walls that can impact your expansion.
Will you need to upgrade your present apartment as well? Probably.
Be sure the financial puzzle fits your budget – including construction, furnishings and ramped-up monthly maintenance.
Marriage is a tricky business - and that includes the merging of two apartments. It’s been my pleasure to assist many clients with their dreams of expansive living. So right after you knock on your neighbor’s door, be sure to give me a call!
