Every condo or co-op owner should be prepared for the possibility of special assessments. These assessments are charges shared by all owners to cover building upgrades or repairs.

  • Typically, condos worldwide collect monthly fees to manage the building's operational costs and contribute to a reserve fund for emergencies. However, some buildings opt to maintain minimal reserves and instead impose assessments on owners when significant improvements are needed. This approach can offer tax benefits, as these capital improvements may be added to your cost basis, potentially reducing capital gains upon resale.

  • It's important to recognize that, just as with a single-family home, maintenance and improvements are inevitable. Components like roofs, facades, or boilers have limited lifespans—roofs might last 20 years, facades may need repointing every 10 years, and boilers could require upgrades every 15-20 years.

  • To keep a building attractive, common areas and amenities may also need periodic renovations or redecorating.

Therefore, budgeting for these future expenses is crucial to ensure the property's longevity and appeal.
