"WE ALL NEED SOMEBODY TO LEAN ON"

Last week I attended my brokerage's annual REtreat in Denver. Here's why my attendance matters to you.


We all have a friend, relative or co-worker who has moved to a new city if we haven't done so ourselves. The transition can be difficult. Cultural differences, understanding the nuances of neighborhoods, schools, finding new professional services from dentists and doctors to barbers and handymen can be overwhelming with the internet and social media creating choice paralysis - that ugly, defeated feeling when there's too much to choose from so we quit - exclaiming, "I'll do it later!"


Call me old fashioned...In our screen focused, scroll heavy, email driven world, I still believe in the power of IRL, belly-to-belly connections. So back to REtreat in Denver where I did just that, all the while vetting agents from Chicago, Atlanta, Hoboken, Riverside, San Diego, Honolulu, Dallas and more.


REtreat is a bit like a combination of your 20 year college reunion and Apple's WWDC. New tech, AI developments and applications that help me help you, keynote speakers and a lot of parties. This being my fifth attendance, my schedule was pre-planned with intimate dinners, coffee walks and one-on-one meet ups that reinforce some pre-existing relationships and kickstarted others. In a world where your net worth is your network, I pride myself on cultivating and strengthening mine through these annual pilgrimages.


So the next time you hear your friend or neighbor is leaving San Francisco for Seattle, Pacific Palisades for Westchester County, or buying a second home Lake Tahoe or 30A, please think of calling me. I'll easily make an introduction to the "me" who will make the life adjustment a little easier and bolster our own worldwide web!

Market dynamics remain little changed with inventory up and sales down. Smart buyers are still transacting, knowing they have a little more leverage putting up ~850 and ~440 sales in Davidson and Williamson counties last month, respectively. We also saw the number of escrows open in both counties remain somewhat constant month over month - potentially a sign our late spring momentum could start to absorb some of this mounting inventory.

* Experts forecast that the number of satellites will balloon to as many as 100,000 over the next decade as companies, governments and militaries rush to exploit the potential of the new space frontier. Starlink's 7,300 satellites are delivering low-latency broadband to more than 5 million customers in 125 countries already. Amazon's Kuiper could multiply dramatically in 12-18 months providing high-speed, low-latency broadband internet access to underserved and remote areas around the world. (FT)


* JPMorgan plans to unveil 14 new branches with hotel-like amenities that cater to affluent Americans, CNBC reported.


* The average auto insurance rate in the U.S. is expected to go up by 7.5% in 2025, according to a new analysis by MarketWatch Guides mostly due to rising repair costs and a higher frequency of weather-related damage. (USA TODAY)



* United Airlines and JetBlue Airways announced an elaborate partnership yesterday that will allow flyers to book and use perks across both websites. And, starting in 2027, the pact will give United its long-sought return to New York’s JFK Airport, which it left in 2015 (and instantly regretted) because it wasn’t profitable at the time. JetBlue, meanwhile, gets the expanded reach it’s coveted after its planned merger with Spirit Airlines was blocked by a federal judge. Though not technically a merger, the United–JetBlue entente is still subject to regulatory review.


* Major League Baseball is investing in a new women’s softball league, marking its first partnership with a pro women’s sports league.
