How on earth is it November already?
Last month I took a lovely trip to Ireland and Portugal. Even from a world away, I kept being reminded of Maui. The rugged cliffs along Portugal’s coastline felt a lot like our own North Shore, and the endless green landscape and short stone walls of Ireland brought Kula's Thompson Road to mind. Travel fills my soul, but it's always nice to come home to Maui.
We may not have traditional seasons here, but there are subtle shifts that form an annual pattern. High season is kicking off, the holiday buzz is building, the ocean is getting cooler and wilder (bring on the shell hunts!), and the first whales have arrived.
The real estate market seems to be waking up in it's own way too. Three of my listings recently had meaningful price reductions, I just listed a sweet new condo in Wailuku, and one of my sellers is under contract. Scroll down for more info! A nice reminder that well-prepared properties get attention.

| | Single-family homes: the median price reached $1,245,000, down 3.1% from a year ago. Inventory grew to 439 homes (a 26% increase), and the months’ supply climbed to 8.0, up 46% from the same time last year, meaning buyers now have more choices and slower decision cycles.
Condos: median sales price dropped by 32% to $625,750. Inventory climbed to 839 units, and supply has stretched to 14.4 months, placing leverage in the hands of buyers.
What this means for you: If you’re buying, especially a condo, the market is giving you the upper hand. If you’re selling, particularly a condo, your success rests on savvy pricing, compelling presentation, and picking your moment. For single-family homes, pricing remains important but the competition is less intense than in the condo sector.
